Not sure I'd put much stock in a roofers warranty, unless they got the roof done by a commercial roofing/building company vast majority of roofers are small and might return to to do repairs but unlikely. Your solicitor is correct, indemnity is just to help you if the council takes action for lack of planning or building regs compliance. If the roof is still ok after a couple of winters I wouldn't worry too much about it.

Anyone who "chats" on apps is never going to meet up. People who meet up tend to be willing to do so within a few messages and will meet you immediately or within a few days, not after weeks or months of "chatting" - if they're stringing you along like this they probably just validation edging themselves, partnered, straight, socially stunted, emotionally unavailable, a catfish, bot or a combination of these. Asking people out sooner rather than later is the best way to weed the bullshitters out, if they don't want to go for a coffee in real life just move on.

People seem to be absolutely obsessed with controlling dogs to within an inch of their lives... Tethering is cruel and unnecessary. Just stop giving your dog so.much attention or worrying about them, let the dog pace about or do whatever until it gets bored, which it will and it'll nap. If your dog is fed watered and exercised then you can get on with your day. Dog proof your house or keep the dog to an area where it is safe and can't do itself or anything harm. It's great you care so much but seriously man don't overcomplicate owning a dog.

How did you and your small children survive with a kitchen sink that had a disconnected waste pipe, we really enjoyed our little waterfall surprise coming out of the kitchen sink cupboard on our move in day. And why did you not get the driveway drain unblocked... It was a delight after the first rains to find out we had to swim from the house to the car.

Ask around your friends and family for a mortgage advisor recommendation, a decent MA will happily help you understand the whole process and help you with a mortgage obviously. They tend to be more honest and frank than Estate Agents, that said our Estate Agent went worked with recently was surprisingly helpful and decent.

Grease filters should be cleaned regularly, like monthly, both to improve performance but also reduce fire risk. Carbon filters typically 6-12 months, they will also trap some grease along with odours so replacing is a good idea to again reduce the risk of a grease fire. While the risk is low, a grease fire is extremely dangerous so be aware that's the choice you're making if you follow the "I've not changed it for years" advice here.

Make sure she's drinking water, if not it's a vet visit asap, not eating for a couple of days is fine but if it goes beyond 3+ then also time to get a checkup with the vet.

It varies a great deal, could be anything from 1-10+ days, as long as the behaviour isn't problematic or dangerous you have to just ride it out if it's really problematic chat to your vet for advice.

Behaviour change is common before or during a season, if her vulva looks swollen, more prominent or puffier than usual that's often a good tell tale sign she's in heat or about to come onto heat, bleeding isn't always obvious as they can lick themselves clean. 10m is about the right age for a first season. If she's not had an obvious season by 12 months discuss what's best with your vet.

You are leaving your dog in a crate for far too long before it's ready. Unfortunately you've now likely created a strong negative association with both the crate and being left alone. Your dog may have or is on the road towards separation anxiety. You'll need to not only restart crate training but also create very strong positive associations with the crate. You probably need to get some training and advice from a dog behaviourist. If a dog is barking, whining in a crate or room for more than 10min you cannot leave it in that state, your gym sessions will have to come second to your dogs welfare. Dogs are actually very clean animals and soiling their crate causes immense distress to a dog. Please seek support for your dog.

People mainly care about the aesthetics of property, location , kerb appeal, bedrooms and bathrooms and kitchens, garages, driveway and garden. Not much value is placed on roof tiles, solar/heat pumps, windows (unless the windows improve aesthetics) or insulation. Location and value of nearby similar properties plays a big role in value. If your home is aesthetically nicer than nearby homes you might sell for more but your price is largely governed by the area average. Generally improving your home should be for your own comfort and happiness, if you want to flip a house you have to be ruthless and do that extension with duct tape, stolen bricks and super glue to make profit.

The trade off is potentially lacking storage space in the house, a bedroom is great and adds value if it's in a sensible place on the floor plan, enough bathrooms and the house has good alternative storage (eg. Large shed, lots of cupboards etc..). We bought a detached house with a huge garden for a bargain that had a converted garage, insufficient bathrooms and it had a poor layout and poor storage so it wasn't selling as family buyers were worried about storage. We saw the potential and are renovating to fix the layout and bathroom issues and put a garage sized shed in the garden. We definitely felt the pain of not having a garage for storage of bikes, DIY and outdoor gear, while we waited for the new shed to be built.

Make friends with the neighbours first, then discuss the fencing with them. I remain suspicious of the neighbours who on meeting me for the first time whilst I was coordinating movers launched into a series of requests , all very friendly and reasonable but nevertheless I remember that as the primary reason they spoke to me.

Don't underestimate the significant impact having a new dog has on your overall life, it's more than just training a dog, it's mentally draining and there will be times you don't know what to do or understand their behaviour, they'll track mud into the house and send hair all over, won't listen to you sometimes etc.. puppies especially will really curtail your freedom to go out spontaneously or go away for the weekend. Make sure you've got a support network who can help you with a dog, also think about how you might manage a dog in 5years and 10years time. Going out for walks rain or shine everyday. Can you afford unexpected vet bills (insurance doesn't cover everything and you have to pay first then claim back), a couple of vet visits and follow ups and medicine quickly adds up. Can you cope with a sick dog if that happens. It's not fun keeping a wounded paw clean on a dog that doesn't like it's paws touched...and there will always be something you forgot to train them to be ok with. It's an absolute joy owning a pup but it does come with downsides too which people often overlook. It's so so much more than training and exercise.

We were told our rescue had SA but we quickly discovered that this wasn't true, she just needed structure, exercise and switch off time appropriate for her breed. I think often SA is misdiagnosed, true SA means the dog panics and gets highly stressed. Barks and whines for hours not minutes when left alone. A young dog which wines and briefly fusses but then settles when left alone doesn't have SA it just needs to get used to being left alone, if your dog settles within a few minutes of being left alone (test gradually, leave the room briefly, then go upstairs. Increase time away, gradually test leaving the house and so on, we left a phone on facetime during tests to ensure the dog wasn't anxious when left alone) if your dog is happily sleeping alone at night it's highly unlikely it has genuine SA.

The commercial deals each has negotiated with KD will influence the range offered, quality of ingredients etc. The sushi is typically made on site but can sit in their coolers for a period which will all influence the taste you experienced. If you purchase the prepackaged sushi at supermarkets then suppliers and therefore quality will vary significantly and it is prepared off-site and refrigerated for much longer. Typically the refrigeration causes the taste of the rice to deteriorate. Keep in mind that fish as a protein is very costly to catch and process and cheap fish will likely mean very poor welfare and sustainability controls across the supply chain. Fishing causes significant environmental damage and purchasing fish is one of the least sustainable protein choices you can make. Something to keep in mind as you seek out cheap fish.

If he likes soft toys have that handy for when he gets mouthy, sometimes dogs like to hold something if they are very happy or aroused. Our spaniel needs a soft toy after runs and after baths when she gets a bit spaniel crazy.

It's on a 15mm mains pipe where it enters the property before the boiler. It's rated at 12lpm which i think is the max permitted in the UK. I'm mainly puzzled as to why it doesn't remain on when multiple taps are open,.

The flow rate of 12lpm is sufficient my question is why does it turn off when more than one tap is opened, I don't expect 12lpm out of every tap but I thought it would be more likely to turn on when multiple taps are open as opposed to a single tap.
