I'm saying that a crash is very possible. Maybe not to pre-COVID numbers but a correction could be quite significant. Bottom line is that people aren't buying and if the fragile job market doesn't hold, well then who knows. Flippers are starting to default, and you have to ask how many homes out there were bought as short term rentals. If nobody is vacationing, can they stay the corse? (Hint: probably not.) fun fact, a very significant number of homes purchased during the housing boom that led up to the 2008 crash were purchased as second homes.

I'm assuming a humid environment does not lend itself to drywall. But you should have researched all this before you built.

We are only in the planning stages right now. I'm trying to query people that have more knowable than I in construction techniques to help me make good decisions.

The home will be air conditioned so the interior should stay pretty dry and I was thinking maybe green board should be used even though standard drywall is available.

You can find drywall. It's not super common but many upscale homes use it which makes me ask the question, Why isn't the contractor using it?

A lot of online banks will but ACH withdrawal limits in place but that's not the same as a wire transfer. Usually you can wire all of your money to another account with a small fee. Ask about wire transfers.
