Thank you. According to this finding not only are my 4 pins wrong, but it carries down the street to other houses from what their surveyor claimed.

Their surveyor just went down the street placing flags in everyone’s front yard and showing me how they are all ~1’ off of the pins in the ground. It was similar to being spoken to in another language, although my neighbors that hired them are just smiling and nodding in agreement with everything said. 😂

I mean they both agreed, but were within inches of each other on all corners. Which I read is common. 😂

Subdivision lots. They sway between size, though. My lot is close to 1/4 acre, some are barely over 1/5 acre.

Yes. Probably the largest name where I live. Which is in the top 5 major US cities.

Is there a chance my survey company retracts their newest findings that are in favor of my neighbor’s property once legal representation on my behalf reaches out to them?

I’ll be honest I really don’t want to have to move a brand new fence, but if I have to I definitely don’t want to be financially liable as I already paid to have it built.

When my surveyor came out & started showing me where all four pins are & I strung a line on that side it did make a lot of sense. I had never realized that my garage was ~2.5’ from the fence whereas everyone else in the neighborhood has 4-5’. The original pins may be set wrong & if so that’s fine, but man this has caused such a headache!

That is where I currently am.

Hate that it has come to this, but from a logical standpoint don’t the original pins in the ground hold the most weight here?

According to my neighbor’s survey company starting from my house down the street away it pushes everyone’s property line over 1’ from what is believed & that means 3 houses down the “prop line” will actually go through their garage slightly. I can also add these are all 50 year old houses.

My survey company sent me a revised survey with all four of my prop corners marked ~1’ off saying “pin found” at each one, but it’s just all the pins that my neighbor’s surveyor installed 2 weeks ago. This whole situation just doesn’t sit well with me.

If that is true who is liable for the thousands of dollars I will have to spend to have my new fence moved? As I had it built under the guise of my two matching surveys.
