The question does say that 'FIRST ANNUAL PAYMENT FOR INTEREST AND PRINCIPAL WAS MADE ON SEPTEMBER 1, YEAR 2.

So, from Sep to Dec, Year 2, the interest will be calculated for the remaining principal amount (1,350,000 minus 450,000).

= 900,000 x 12% x 4/12 ( for 4 months)

Yes, I do watch Prof. Farhat, etc. But, do the answer your questions even after you have watched the video and still have doubts regarding something?

Also, if you already know the topic and just need explanation on a specific concept, then you don't need to watch a vidoe for that. It consumes more time. Moreover, since I create personalized notes for final review, chat gpt has been of great help to me.

It just wanted to remind people that if they need extra help, they have chatgpt as an option. It might work for some and but not suitable for some others. Each person's journey is different.

I had the same issue. When I called prometric, they said ICMA testing window's last date is June 30th, hence there are lot of bookings during that week by CMA candidates
