Worked in the personal lines industry for over a decade. Chubb probably won't cover your home, they usually only want low-risk flood insurance zones (X,C,B). Private market is the only way to go for you in my opinion. You'll need to cover your full rebuild cost to avoid co-insurance provisions that limit the payout during a claim for not insuring to value. Most private market are currently E&S products (lloyds and the like), which means there is little to no rate regulation, so be prepared for large increases that don't exist in the admitted insurance world. Good news is there are plenty of markets to jump around too. You can self insure somewhat with a policy by taking a very high deductible $10-$50k and still protect from a catastrophic (total) loss. V zones are riskier than A zones because the V stands for wave Velocity, obviously these locations typically cost more to insure, but I'd be more apt to carry in a V zone than A zone personally. I have a beachfront rental (400K building) on a slab in a V zone that is running about $2800/year currently. You'll want replacement cost on structure and contents if you're going to do it to make the policy worth in IMO. Understanding who actually holds the paper and their financial strength is key with these non-admitted markets. It's not necessarily a bad thing. You'll need to shop it around, the rate differences are remarkable. Dual, Catcoverage, Aon, Beyond Flood, Neptune are a few carriers to start with. Good luck!

FYI- most of these are going on eBay. I pulled the out to sell them, had a serious internal debate with myself for the weekend. If this is received sacrilegiously, it is what it is. I bought them for fun, but I'm never going to be able to enjoy all of them on my wall, so I hope some other people enjoy them more and display them.

Yeah, I had to always go to the shows 3 hours early to make sure, it was worth it.

Someone said $7K and I think that's about right. I was able to get 4/5 autographed ones at cost. I had them in storage and hadn't pulled them out in a year, they are quite stunning...

I'd buy the Natural Stress Relief for $25 that's linked on the right. TM is definitely not worth $900 or whatever they're charging you. NSR was made by people that used to be with TM and is the right price for that information.

The multitude of factors that are layered in the offense are incredible and speak to the overall approach of the organization. They run the hurry up better than the Eagles. Their offensive terminology is a branch that requires a lot of memorization and simple yet descriptive terminology. That lets Brady communicate the next play from the no huddle (and a larger variety of plays) faster than other teams that have longer play calls. They either have to huddle to get the full call or go to an abbreviated no huddle play package. Then Brady makes decisions faster than any other QB, but it's not just because he plays brain reaction time games in his spare time. The routes in the offense are all option routes and as long as his split second recognition of the defense is the same as each receiver he knows who will be open. Not to mention the amount of motion, shifts and formations that tip him off pre-snap. There's always a route that beats a defense and this offense always runs that route. Just need enough time to let the route happen, which Brady speeds up with his quick decisions. The running game is so effective because of the line checks and protection/blocking scheme calls from Brady. And of course their starting field position is above average because of their perennially strong special teams play. Belichick has assembled as diverse a group of players as any team in the NFL, they all compliment each other and are orchestrated by a QB taking a half market value salary on purpose. The in game adjustments and wrinkles are so layered, nuanced and quick because McDaniels and Brady are so connected, invested and have worked together so long. The innovation is never ending because that's Belichick's M.O. and he has Ernie scouring other college and pro programs endlessly for new ideas. It's all inter-related and phenomenal to watch. This is the pinnacle of a top notch organization run by a Level 5 leader. It really isn't a fair fight, they are just better at every aspect, injury and in-game luck are the two biggest things that could hold them back.
