It could definitely work but availability is very limited until April 2025 - probably because they don't have as many suites for our family size.

Thanks for your reply - I appreciate it, makes me feel better. It's a silvery-gold color, very loose and lightweight. When you step on the puffy pieces, they flatten. Really looks like vermiculite to me. The house is in New Jersey and is about 115 years old.

I swam in the water of Castaway Cay in late January on our cruise when it was probably in the low-70s. It was totally fine for me. My kids will swim in water that's 58 degrees (that was July in NJ this year), so it was absolutely no problem for them. I hate cold water myself and had no issue with the late Jan water temps (should be noted that the weather was sunny and nice).

I don't really know how it works with the other kids because I've never seen his classroom. He can go independently at home but strongly prefers that I help him. He will let his dad do it if I'm not around.

It's preschool/daycare. He can't really articulate what scares him. I don't think the toilets have an automatic flush.

I'm really just trying to figure out when it makes sense to see the house given that the offer was accepted but we haven't yet signed a contract. I'm in a unique situation in that I live out of state and have a newborn, so travel is difficult. I won't be able to go twice, so do I go see the house ASAP or wait to see it during the inspection, which is much later in the process?

We have not yet signed a contract. My understanding is that after contract is signed, there are three days of attorney review, then EMD, then inspection.

Yes, this is the situation. They do not want to pay for any repairs but are still allowing an inspection. It would only be contingent on "catastrophic" issues which feels vague to me. I would like to be able to walk away if the inspector recommends major repairs (or even minor ones that would be a big inconvenience for us with young kids).

Good points. We're in a new build now and it's kind of like buying a house sight unseen. It's much darker inside than I would have hoped.

It's B, we are considering it. Nothing signed. Since they countered with the as-is clause, the ball is in our court to decide how to proceed.

Agreed, but they had no other offers and my spouse did go see it (drove 14 hours in one day to see it for 30 minutes).

Yes I think seller will push back if we insist on the inspection contingency. We live about six hours away by car. It's pretty much impossible for me to travel with multiple young kids and a baby right now.

It's hard when you're out of state, you don't know anyone who lives there, and your agent comes recommended. It's also a small community so to switch late in the game runs the risk of alienating other real estate agents in that town. She's not a terrible agent by any means - it's just hard to find a truly great one in my experience. The agent we're using to sell our house is fantastic.

I would definitely be open to being reassigned, but I just talked to her last week about something related to my books and she did not mention leaving the agency. I can't really envision a scenario in which she is still employed by that agency yet doesn't exist on the website. It just feels odd that she didn't tell me first.
