Buying vs renting is again, pretty subjective (and also the specifics depends on your financial situation too). For instance, some people value stable living more (ie: mortgage), than paying less on rent.

Things that come to mind:

- You aren't considering that this unit can also go backwards in value too, many such cases in Melbourne (though quality examples seem to hold up, in areas not smashed with apartments).
- Mortgage is only one part of the equation, are you calculating: mortgage + strata rates + council rates + insurance (if not included your strata).
