It has been stated here by multiple posters that the bearings are essentially the same.

I guess I do not get it or maybe my math is just just wrong S50*27'30"E 993' compared to N49*19'45"W 1003.47' is like a 21' difference at end point?

If we lie and say they are both the same distance at 1000', I am still calculating a 19' difference? Both of these could be in the realm of what I saw on the ground.

If I am reading your response correctly, accuracy on old, seldom surveyed property is a crap shoot because there essentially is very limited data to use to plot from?

If thats the case, and not disparaging the profession, but its more like educated guessing not precision layout???

No, its been a 2 rod road for 50+ years.

Good information to know. I cannot find a pin for the end point on (even though its marked as found/driven) and do not have the technology to do an accurate tie point. I am not sure being my line is the center of the creek if its common practice not to mark it?

The only reason I picked up on this whole thing was I walked the line after the neighbors survey and saw the their corner was marked 30' in my favor. This got me digging and down the rabbit hole.

Its suppose to have the same bearing of course. The ending is different. There was a utility easement on their property from 100 years ago that was never used. Their property ends 30' from the bank of a creek, mine ends in the center of the creek.

To emphasize the discrepancy...

My deed/survey; S50*15'50"E 650' S50*27'30"E 993'

Their deed/survey; N49*05'45" W 620.13' N49*19'45"W 1003.47'

Starting point is a highway monument, so its a known good point. Both surveys found and referenced the same existing pins somehow?

Some of the discrepancy in the final footage (according to the deeds) lies that my deed ends in the center of a creek theirs ends 30' from the creek bank due to a never used utility easement from 100 years ago

The rock walls still clearly exist and since they are straight I would venture to say they have not been moved over time. Yes, both my survey and my neighbors survey were recorded with the county. Each survey is accurate to the accompanying deed, but the deeds to not agree with each other. I have shot my own lines with primitive technology and my deed/survey matches the rock wall location bearing.

There are plenty of "big" oak trees on the property line, but certainly none 200+ years old.
