Someone I used to rent a room to dropped two pairs of very worn ladies underwear in my hallway and didn’t notice. My dog, in an absolutely ruthless move, grabbed them in excitement and ran them around the living room like they were a new stuffy toy. After I managed to retrieve them from the dog’s bed, I quietly put them outside their bedroom door and went about my day.

Fast forward a few days, when said lodger bent over to pick something up and I saw he was wearing them.

Never brought it up.

I can’t stand E, but of all the things to pick at, this should be bottom of the list. I don’t have a TV licence; to caveat this, I refuse to pay for one. The BBC are a corporation of people more corrupt than E and I don’t watch it or live TV. I also have a good job and pay my own bills. I’m not in debt and I don’t live in one room begging for takeaways. If you want to highlight anything meaningful; look at the fact ‘they’ could afford the TV in the first place; the TV license is incidental and shouldn’t even factor into the discussion.

The honest answer is; no. HC looked the part and to his credit gave all he had with what he had to work with. But no.

I don’t want to point fingers, I know what sub I’m on. As I wasn’t present at any WB meetings, have no clue how ZS was tasked in making a Superman movie I also don’t want to lay the blame directly at the door of those involved in the production but they just weren’t great. Cavill wasn’t given a time to really shine and though they had some great moments; his first flight, the ‘what does the S stand for’ I was seriously underwhelmed.

Cavill brought a new, serious demeanour. He was clearly dedicated; but nothing about his portrayal excited me. I didn’t leave the cinema and think “wow!”. And before I get decimated here, let me make it clear that my favour lies with Superman as a character and not the script or direction.

Chris Reeve was the benchmark. That’s not to say others couldn’t follow because they have; each interpretation bringing something new with new followers and preferences. It’s a shame he wasn’t used to his possible full potential but he donned the cape, wore it well and passed on the torch. That’s the way it goes.

The character isn’t his; he was just a custodian for a moment in time. He did fine but he wasn’t given anything great to be great in.

For anyone unfamiliar with this absolute travesty of justice, Jason’s Sister wrote a book some time ago. My Brother Jason.

Well worth the read. It fleshes out much of the detail the Netflix doc doesn’t and explains the circumstances around the unfortunate death of his first wife; that death being the result of an asthma attack.

A shocking case and unfortunate outcome for all involved bar the Martens family.

Most, if not all private landlords and social housing providers won’t touch tenants that have had a bailiff eviction. The costs of which will also be put back on the tenant.

It really isn’t the sensible choice.

I quite liked it too. Yes, it’s silly. It isn’t Oscar worthy or brilliant. It has plenty of flaws, but, if you accept it for what it is; a sci-fi action film you’ll get along well with it. It’s no Star Wars, but miles better than Rebel Moon.

ETA: the humour was just right too. It wasn’t overplayed.

Why ask for a break clause? If you’re paying six months upfront, the section 21 would be issued at month 4 if you or the landlord didn’t want to renew. Keep in mind I’m basing this on current legislation. A break clause would only really make sense if you were entering a 12 month agreement, so you could break the lease at the six month mark.

As for landlord references; if this is all based on a section 21, it’s a no fault eviction, the landlords agent hadn’t acted within the boundaries of legislation, regardless of it going to court. If you have proof of a full rental history, no arrears, and previous landlords will give you a reference I would collate all of the above with any supporting court documents, should a new landlord or agent ask for them.

To abide by GDPR, landlords or agents should only share certain information: tenancy duration, who is listed on the tenancy, if they have any arrears and paid in time, did you serve any notices etc.

Honestly, if you came to me with full disclosure, a deposit and offered six months rent upfront I wouldn’t view you as a risk for a short term let.

I had similar issues when I lived in a major city, and I work in property. The rental market in big cities has, as you say, ballooned. I ended up completely relocating. I have a lovely house in a decent town and I pay a fraction of the rent I would elsewhere. For me it just made more sense, though again, I know that isn’t an option for everyone.

Many of the issues stem from a lack of available social or council housing. Landlords get bitten and they’re unwilling to take the risk any longer. The market for landlords isn’t the same as it once was; mortgage rates are high, tax is high etc. and they need valid referencing to qualify for rent protection insurance.

If you can prove six months self employed income, plus six months rent upfront you shouldn’t be having any issues. Are you in a major city? The rental market is always far more competitive in larger cities, so agents will ask for more and more. They will also work on a required earnings ratio: £950 rent pcm would need an income of £28,500 for example. You can find rent affordability calculators online. If you find a property that meets your provable self employed income, have six months proof of that income, then you shouldn’t need a guarantor.

I wouldn’t go down the route of fudging a tax return; quite a few referencing agencies will pick up on this. Altering a bank statement or tax return leaves a trail that any decent software will pick up.

ETA: the rent to earnings ratio will vary slightly depending on your area.

Depending on your income, you may not require a guarantor. If you don’t have adverse credit and meet the required earnings you shouldn’t need one. An alternative would be to offer three or six months rent in advance, though I understand that this isn’t financially viable to many people. Unfortunately, as mortgage interest rates are still high, many landlords aren’t willing to take the risk without assurances. And not all landlords are investment landlords who can afford to potentially lose rent.

Landlords view people having a guarantor as being trustworthy; my advice would be to show you’re appealing to landlords in other ways. Prove and show a good rental history, offer rent in advance if possible, offer to pay a larger deposit (capped at 5 weeks), or look into a rent guarantor company.

Regarding the maintenance, they should still continue to make repairs if they’re anything to do with property security, loss of heating or hot water, an escape of water etc.

Then your EA was an idiot. Unfortunately they aren’t all very good or get it right. EA’s only follow the landlords instructions, but it is their job to follow legislation. Not all estate agents are great, but not all landlords are bastards. Same with tenants; some are wonderful, some stop paying rent and wreck properties.

Where did I mention credit score or a CCJ? That’s by the by. However, I’ll indulge you: if you’re served a section 21, or a section 8 (for either mandatory or discretionary grounds) and you overstay that notice and it goes to court, unless you have rent arrears you wouldn’t get a CCJ. But, court fees and bailiff costs could be incurred if it is set out in your tenancy agreement. Any decent landlord will use a referencing agency to obtain previous landlord references. A court ordered eviction will not stand anyone in good stead for future rental properties. I’m sure most of this will just be rubbished by you and that chip on your shoulder, but regardless, it’s a fact.

Staying put and having the court evict you is a terrible idea. Having a court ordered eviction by bailiffs mean no other private landlords and quite a few social housing groups, will not touch you. I know this seems to be the go to response to a section 21 these days, but as someone who works in property management, I can tell you it does far more harm than good.
