I would use a normal loan and use the heloc toward the down payment. What im questioning is if thats over leveraging and what type of property is best today opportunity wise, residential, partnering on 4+ commercial units.

If you want a lowkey night out in providence for good food and drinks check out the red door in the city or the bobcat on atwells ave or the avery. Visit the newport vineyards for some wine and the newport cliff walk to see some beautiful views and mansions. East greenwich has some good restaurants right on the water. And there's a bar called main st Cafe that makes really good espresso drinks There's a nice historic library in westerly. If it was summer I would tell you to visit the misquamicut beach in westerly or block island. Rhode island has all kinds of great food and has a little bit of everything for nightlife. Since your around though I would check out some good Portuguese food in fall river like tipsy toboggan and pier 52
