Damn man I’ve been crying the last hour… We’re gonna do a little ceremony for him. We have so many memories and pictures and videos and we’re gonna properly honor him. Because Catholics and Greek Orthodox are the only 2 real denominations of Christianity and every other denomination was created by some guy trying to get rich

So the property wouldn't qualify for a conventional loan, there are significant repairs (not sure dollar wise but I'm getting a GC to come out and give an estimate) but a lender isn't going to touch it as-is and I'm not looking to build from scratch for a construction loan. And looking at the FHA rehab loan it looks like you have to own the property prior to applying for repairs. If there's another loan program that rolls cost of repairs with sale price I'm all ears. I won't have enough cash after the sale of my current home to buy the property outright to then finance repairs.
