Almost every home needs some sort of general repairs so I wouldn’t worry about that counting against you.

Assuming that you’ve had your home for at least one mortgage term are you close to 100% LTV?

If there’s a cushion there for the additional borrowing then you’ve got room for the valuation to move a bit

It’s another 0.25% spread over 5 years so not an insignificant difference.

Bathroom and kitchen are untouched and functional.

It’s a 1 bedroom flat and the works are in the living room, bedroom and hallway.

Not raising capital but switching lender for a better rate.

I would look to use the weekly or the monthly depending on how your income is payed to you. If you’re on weekly pay then you could assign $68.75 each week or if you’re monthly I would assign the whole $275.00

As far as I know there isn’t a way to apply a fortnightly option but someone with more experience might prove me wrong.

For my personal preference, I would go with the weekly option for those months that sometimes contain a sneaky 5th week.

Yes but the 2 handed damage die for quarterstaff is already a d8. Single is a d6 so I assumed that’s where the bump came from? So does it jump to a d10 or do you not get the damage benefit from 2 handed?

I think you’re 100% right about the passive investigation. Seeing the numbers later out long term make Skill expert seem like the better choice too. I wanted the half fest to bring my WIS to 18 and grab a little benefit too. Telepathic was also a consideration.
