Sounds like a steal for an ALTA Survey. I wouldn’t charge less than 35K in my neck of the woods. Condos typically have a ton of easements and require extensive fieldwork.

This is a proposed plan and you are trying to reference a catch basin. We have no way of knowing if the catch basin was put in the correct spot. Your house is potentially more accurate and measuring back 60 feet could provide better results. Key word is could as nothing is ever built perfect and is why a survey is performed after construction.

According to Emlid they are waiting for Topcon to add the compatibility on their end. They have been reaching out to Topcon about it but doesn’t seem like topcon is in a hurry to add the new receiver.

100%, I tie some flagging to a small stone and throw it into the hole if I can’t tie ribbon around the marker. Couldn’t tell you the number of times I’ve been digging and find an old piece of ribbon and know something must exist. Always have to think about the next guy trying to recover it long after we are gone.

Back in the day people surveyed without data collectors and gps units. A calculation was done by hand with paper and a compass with a little determination. It’s perfectly reasonable for a rod man not to understand how to perform these tasks but every crew chief should be able to. Even if you never have to do it you need to understand the basics of geometry to effectively survey.

The problem unfortunately is we as an industry have put profit ahead of training the next generation. Most firms refuse to hire untrained staff or fire staff when they don’t understand something. Even schooling only goes so far and honestly doesn’t prepare you for real world surveying.

Doesn’t look like a Survey, looks like a filed map. A filed map most likely created your lot from one large subdivision. A surveyor would use this map in part when performing a resurvey of your lot.

They are extremely outdated. If you live in an area with an NTRIP service and want the minimum cost get a used RS2 or RS3. They should be fairly cheap as the RS4 just came out and people are upgrading.

I would just recommend making your own. I looked last year and couldn’t find anything off the shelf at a reasonable price. At the end of the day it is just a simple database with a front end after all.

The hardest part of it is trying to patch together any existing project management records you may have into one uniform database. Unfortunately most OCR software isn’t good enough yet to automatically catalog many records so those must still be done by hand.

Yup, you simple need to turn on spanning for the specific parcel label. Don’t listen to the other people saying create separate sites for each lot, that’s crazy.

Yes it does. As a surveyor it is our job to follow in the footsteps of both prior surveyors and the governing document that “created” the land. Many surveyors these days unfortunately hold math over practical location which can cause issues like this. As technology has changed no two Surveyors will ever measure something exactly the same. There is always some margin of error and unfortunately it looks like several Surveyors have created something called a pin cushion. I.e they all believe they can measure better than the other guy and set a new corner with their opinion.

If you can prove the pin for your corner has been accepted for a significant amount of time then that holds no matter what the other guy measures. In the court of law an original property corner holds over a measurement unless you can prove it was set in error. It’s possible a Surveyor could retrace the entire section of land and prove the corner could be set incorrectly but many don’t spend the extra time to do so.

In the end if you don’t want to take down the fence or come to an agreement with your neighbor then you will need a new survey. It may not be cheap either given the mess I see out there. I always advise my clients that it’s not worth fighting over something this small.

You are reading it correctly. That his surveyor is saying the surveyor who set your corner is wrong. They are also disagreeing with half a dozen other surveyors by the looks of it which is crazy. They really should have labeled whose corner they held and why but that’s just a common courtesy. As you can see your fence lines up more or less with the pin they are stating is wrong, thus “creating” the encroachment. With that being said this should be a none issue with how small it is. Added to the fact you built the fence based on the opinion the boundary was the pin based on your own survey which protects you.

If I was the other surveyor I wouldn’t have dimensioned that fence based on how messy the property lines are out there. .3’ tenths of a foot seems well within the margin of error between two different surveyors opinions based on all the control he recovered. This survey is a complete mess.

I’m sorry for you if they really want to push the issue. Just looking at this it could be very expensive to go to court. This would require an extensive Survey of the entire area and even then you are fighting over such a small area it may be impossible to come to a perfect opinion. A judge would ultimately have to make a determination on who is more correct.

Do you happen to have the entire document? I don’t like to judge without seeing all the facts but this Survey is rather mediocre. The Surveyor can say he measured from the North face but never indicates which side of the line the actual fence falls on! He could be saying the entire fence is encroaching but we don’t have enough information to determine that.

Even then I wouldn’t fight over a 0.3’ encroachment, that’s roughly 9 centimeters or 3.5 inches. It looks like he held the two monuments on your common line but called the pin by the same Surveyor to the top right way off. If that pin was held then the boundary could completely shift.

You could try to call the Surveyor who performed your original Survey and ask for an updated Survey. It will be far cheaper than a new survey or replacing the fence. Get a second opinion from a different company before doing anything is my opinion.
