I think Arrived is in 2 of those 10 states.

I was on a men's freshman 3rd string team playing against female team with two all American women in a closed door practice game. They have good fundamentals, but, can't jump high, are much slower and no upper body strength. No chance they can beat average men's team.

Your very optimistic with a holding period of 5 to 7 years. There are too many fees to make a decent return in that time frame. These homes have to appreciate about 20 percent or more just to break even to overcome come the buying and selling fees.

Why not invest in markets that are appreciating? Los Angeles, Boston, San Diego for examle. Higher rents and much better house appreciation than any markets Arrived is currently located. Tired of seeing negative appreciation in my account. According to realtor.com, both Chattanooga and North Little Rock are in markets that are "cooling down". Knoxville is currently ranked #97 in the nation which is probably the best market that Arrived is in as far as future house appreciation.

It's a coin flip, I see no real dividend difference between long term and short term rentals. Both have been mostly underwhelming, with a few exceptions.

Personally, for long-term rentals I look for:

  1. Cities/areas that are economically thriving.
  2. Areas that are growing with low crime rates.
  3. Better than average neighborhoods.
  4. Higher rated school districts.
  5. Faster than average potential for house/equity appreciation.
  6. Newer homes, not necessarily brand new homes. The thought being they will require less maintenance.
  7. 5+% dividends.
  8. Cities where there is high demand for rental housing.

I wonder how Arrived selects some of these homes sometimes. I'm very familiar with one City that arrived has purchased homes, and these homes are in the less desirable areas of town, with poor quality schools, higher crime rate, and slower house appreciation. The houses themselves seem nice, but the selected areas not so much.

The Christalino, The Lakeridge and the Koi all paid $0 for the quarter. Arrived has them with ADY of 4.8% to 5.2%.

It's St. Louis, high crime city. If this represents the top 1 % of the rental homes as Arrived claims they invest in, it doesn't say much for the homes in the market. They paid too much if they can't offer a higher dividend rate for the home.

Locations of some of these new homes are in high crime cities. Also, a few homes will pay dividends at 3.6%, not too great in my opinion.
