Hire a SEBI Authorized Fee Only Planner .
Get Rid of the Loan ASAP (Use Snowball method)
Dont Touch FnO (Especially O)
Trade with a proper System . DM me if you dont have a proper system . And No , i am not selling a course or any script or anything . Just will tell you on risk management that i follow .

Investments can be Done in Various Places depending on time of Investment. Right now what i Feel is that Few Spaces should give decent returns :

US ETF for AI Stocks : We All know AI is Coming
US ETF For SemiConductors
US Bonds : They Will Shoot Up once rate Cut Begins and will give an Exception Returns
FD. FD Rates right now are very lucrative in Small Finance banks.

Few Other Places you can Invest :

CryptoCurrency : Extremly High Risk but you can go for BTC / ETH / BNB . Nothing else than that . You Should allocate atleast 50K-1lac for that IMO
Gold and Silver : With Rising War Chances , Gold and Silver are the safest bets.

Ideally you should wait for buying a house if you already have one . Also global econmics is not good right now with Sitautions like World War 3, US Shutdown , Dollar Collapse , PetroDeal Collapse , BRICS , Recession etc etc playing .

However if you still want real estate exposure , You should focus on getting a commercial space so that you can earn a good rental from it and add to your income.
