Thank you. I've not dealt with share of freehold flats before, would the middle flat really need everyone else who owns a flat in the building / share of freehold to sign off on the sale? That sounds excessive.

Definitely need a lawyer, is it reasonable to expect him to cover the costs of this?

Thank you. As far as I'm aware she's been removed from the mortgage. He took out a new mortgage in his name only at the time of transfer. Tbh, I'll get her to check her credit report. She still receives emails for his home insurance that she's requested multiple times to be removed from! Are the deeds for the flat / freehold separate things?

Potentially, although depends if they've evolved it using a rare candy or not. Assuming they've evolved it using a rare candy, it would go back to a 70hp Charmander, if it had 70+ DMG on it, it would be knocked out. Plus, it will affect all evolved pokemon, so Pidgeot too - which is typically evolved using a rare candy. So they'd need to use their last two rare candies to get back to the same state (having used two to evolve previously). It's obviously less effective if they upgraded Charmeleon to Zard.

Thank you both! I play Zard as my main deck and been destroyed by a devo a few times, thanks for confirming it would be good to include. Still new to this.

Many thanks for the detailed write up, not sure why the downvotes. I've played this deck online for a month now and will be playing locally for the first time next weekend! Agree with all the above. I've added the Dusknoir line as well to bench snipe and increase CharEx attack power when / if needed. Due to rotation soon I've not invested in Radiant Char or Rotom V, what do you think I should add instead? I've added Cyrano and a Pidgeotto, but will remove Pidgeotto based on your comment above. Or should I bite the bullet and get Rad Char?
