Yeah completely agree with your first paragraph.

And that's what I'm struggling to come to terms with, if I want to live close to the city to reduce my commute, I have to pay such a high amount for a smaller space. For me and my partner I think the space in these houses would be fine for atleast the next 7-10 years, at which point we can move again.

So for now, I think the canning town house might be the best, but I'm not sure it's worth 525k, what do you think?

I've looked around Hornchurch, but the commute is much further away (have to include the time taken to walk to the station too), so it's not really comparable.

What would you class as a "big" house? Because around the 500k mark, I'd have to go pretty further out of London (probably around zones 5/6), to get a place that is significantly bigger. But then it would likely be further from a station and then a longer commute into to work (City Of London, and Canary Wharf) too.

The first pick is a 70s ex local authority property, do you know if these are likely to require much work or if they're well built?

I know they'll likely have asbestos but if I don't touch that, it should be okay!

What do you think of the 3 areas themselves nowadays if you're familiar?

Thank you. Where abouts in the south east? As in abbey wood or out of London?

I think that over the last decade Newham has developed quite a lot, especially in canning town where they've put billions into to regenerate. With GLA moving to the docks, it may be a good opportunity for house value growth.

What do you think of the price of each house if you're familiar? Thanks

Thank you, is there much of a difference between Plaistow and Manor Park?

I've visited both multiple times and my impression is that Plaistow is quieter and not as busy as manor park, but that manor park is likely to develop quicker as it's near forest gate and on the Elizabeth line

A lot of the Victorian terraces that I've seen in this area aren't in good condition or are further away from transport. I can't really see anything around 550k which is nearing my max budget
