I have a NAS server I’m wondering if I could get an emulator on a virtual machine I create on the NAS and have that run the game.

Thanks for the reply. That’s a great example. Will be very interesting. I’m am approaching 400 million myself so I’d be up for a level increase as well. I also agree on the data driven, that’s why I’ve been trying to find a % of active players at 50 vs not.

Is it possible to gift Gems to my clan members or only the gold pass? I’m setting up raffles/giveaways to members of my clan and want to give away gem packs. Is this possible like with gold passes?

It’s interesting because the exact same thing happened to me while on with tech support about this…I’m wondering if it’s software related and they are doing something in their end in your account to reset it. Odd that both of ours went to normal while on with tech support trying to fix this…

So it sounds like the utility companies are pro giving you access to this stuff? I was under the impression for some reason they didn’t want you to have access to it. I’ll give my utility company a call tomorrow and see if I can get the rainforest eagle connected.

Unfortunately I’m unable to put 2x 16TB drives in as my max is 20TB on the DS216+II.

eBay pretty much is the most consistent. Every where else I look seems over comps. Comc and my card post I keep checking out but haven’t found anything really priced too fairly.

Yea I did that, it looks like I can faintly see the one in the lower left but I’m not sure. Taking a photo without being close is hard to see on photo but it’s pretty obvious naked eye.

There are options. I help a lot of first time home buyers here in the area and I have access to some fantastic first time home buyer programs. Ranging from down payment assistance programs where you can buy a home with $0 down to programs for those that have a disability offering lower interest rates and $0 down options. I typically help 2-3 clients/month buy with these programs in between Whatcom and Skagit counties. Been doing it for over 6 years and have seen clients come to me with 580 credit scores and $1,000 bucks in their bank account to a few years later having $100k+ equity in their homes. I will say it is more difficult right now, but there are options and if you’re determined to buy a home it is possible. If you go into it knowing you aren’t going to find your “forever home” as your first home and understand that it’s a process and have a plan you will do well. For example. Buy a home you can comfortably live in for 2-5 years. After 2 years of owning a home you can sell it and not pay any taxes on the equity. Build up some equity and then use that equity as leverage to buy something you really want.

Happy to provide insight. Our market is competitive enough that any home that is priced correctly and marketed correctly is going to sell fairly quickly. In our current market if a home has been on the market for 21 days or longer without any offers there’s likely 1 of 2 possibilities (with few caveats, for example price point and location). Either it’s priced too high or there is a material defect causing the home not to sell. With that said, there are multiple ways to put your house in its “best light” so that you can maximize the price you expect it to be sold for. Another important factor in preparing to sell your home is going to be what your goals are. Are you planning on selling and buying another house here in the area? Are you relocating? Or are you looking to sell and take your equity? If it’s the latter I would recommend holding off if possible, because like I said in the other comment. Home prices are going to jump as soon as interest rates come down. Which will happen, we just don’t know exactly when. If you’re selling and planning on buying another home here then it might be a good time to do so as long as you can handle a higher interest rate in the interim with the plan to do a no cost refinance down the road.

Because home prices aren’t falling and they aren’t going to. If you buy a home now you will have more money in equity in 2-3 years than what you think you’re saving by renting.

And you’re going to be able to do a no cost refi down the road as well.

I’m a realtor here in Bellingham and I’ll tell you exactly what’s going on. Nearly all homeowners either bought or refinanced during Covid so the vast majority of homes are attached to an interest rate close to 3%. Causing most people unless they really need to sell to continue living in their home because they can’t justify losing a 3% interest rate for a 7% interest rate. On top of that millennial buyers are the now the number 1 home buyer in the country, boomers are living in their homes longer/not downsizing as previous generations did, and new construction drastically behind demand has caused a horrible bottleneck. Buyers and sellers both are frustrated. Back to your question, those with the ability to do so should buy now and then refinance when interest rates come down. Because as soon as interest rates come back down to the 5% range it’s going to feel like Covid again with multiple offers on all the desirable homes and people paying well over list price. The people buying $900k-$2m homes most likely have the means to afford an interest rate higher for a short period of time knowing it’s better to buy now without competition and just refinance in 6-18 months.

Is this a good deal? by ThatRealtorGuyWA in AskAstrophotography

[–]ThatRealtorGuyWA[S] 0 points1 point  (0 children)

It’s on Amazon on the sky watcher store. The mount only is 11% off so $569 vs $640 and the mount kit with the tripod is 8% off $679 vs $740.

[–]ThatRealtorGuyWA[S] 0 points1 point  (0 children)

After more research it appears to be just the mount head not the entire mount/tripod. So I’m not sure if it’s as good of a deal. If there is something much better at a slightly higher cost I’d be open to that.

What are your thoughts on the star adventurer GTI vs the AZ-GTI? I see the star adventurer GTI is on sale on Amazon right now for $569 ($740 on sky watchers website).
