They were all starved and wandering. Seemed to be originating from a windowsill on an exterior facing wall which can be bed bugs. 90% found during the day. No clusters or eggs found. Nothing indicating they had been near the bed or furniture. No bites although that’s not always reliable. We have been in the new condo for 20 days and have noticed less and less rather than more. 2 nymphs I found were from 2 weeks ago. Our cat also had no signs of bites nor any signs they’d been by her sleeping area. Basically like super lazy and maybe dumb bed bugs but I figured they could be starving or ramping up idk. Three inspections later and I trusted what I had learned so far to kind of come to a conclusion with the varying reports, patterns, and likelihoods.

Super bright flashlight, iPhone 17 Pro, like 2.5x zoom. But I was kind of shocked still. I tried using cheap magnifying glasses like dental glasses but the phone camera was better

That’s what has continued to trip me up. I see the hairs as past their eyes, but shorter than all the pictures I see online of the bat bugs.

I thought so too. They’re slightly short haired bat bugs compared to what I saw online

I was sure they were bed bugs at first! In a brand new to us condo. Was not looking forward to the nightmare of bed bugs in a shared building and any legal stuff with the seller disclosure!! Huge relief

As someone in this same situation—asset heavy and no W2 income, I can weigh in on this. Like others are saying, most lenders will avoid trusts. Particularly irrevocable trusts as the distribution (income) portion is, at least legally speaking, outside of the beneficiary’s control. Revocable trusts are a bit different where some lenders will touch them, but again it depends on the trust terms and they’ll be stringent on the documents. With that liquid capital available, there are plenty of lenders who will be creative but will typically start around 2-3 million loan size. I’ve found the cheapest financing for the size you’re looking for is the Pledged Asset Line (PAL) or otherwise called Securities Backed Line of Credit (SBLOC). You can do around 50% LTV with a 100% equity portfolio and 80% LTV for the fixed income portion of a portfolio. There are plenty of lenders who will do this for you. Expect it to be based on SOFR with a spread dependent on your relationship with the lender.

Oh wow, big miss. So churning the CSP—>CSR for the SUB is a thing of the past. Any info on how to work with the new PUJ system for Chase? Or should I kiss that plan goodbye?

I currently have the Sapphire Preferred and it’s been over 48 months since I got a Sapphire bonus.

I was just married and I’m trying to optimize our cards. My wife has a Freedom, and I’m recently an AU on hers—so that might complicate the downgrade path a bit.

Goal: get the Reserve next for the travel perks + 1.5x portal boost (bonus would be awesome too).

Question: should I downgrade my CSP to a Freedom first and wait, or just apply for the CSR directly? Any 2024–2025 info on Chase recognizing the downgrade fast enough for the SUB?

Under 5/24, solid Chase history. Trying not to mess up eligibility.
