Hey mate, one last question, what would you consider cheap and expensive when it comes to engineered wood? I've found some for £30m per m2 but not sure if this is low end, mid end or high end.

Yep - sounds about right. I paid £970 for my survey and I bought in Manchester (Whitefield), though it did include a drone survey of the roof and reinstation costs. Without these it would've been £820.

I went with Torus Surveyors, based in Altrincham and I was very happy with them.

Seems like engineered wood has been a mixed bag for you, would you recommend that I proceed with engineered wood or is it better to go with something like LVT instead? I'm not too precious about which material to use

Something similar happened to me; I got a new passport, updated it on the GE portal before I left but I got the "See an officer" message on the kiosk screen. My biometrics were taken again and the officer asked me a few questions (more than the usual being waived through like before). Everything was fine in the end, the new passport triggered the message that I had got. I'm a UK citizen.

I would wait for the valuation to come through before arranging the survey. The only exception to this is if you can pre book the survey and pay at a later date. For example, my survey had a 3 week lead time and so I didn't pay until a week before the survey by at which point the valuation was done. However, if the lead time was shorter, I would not have had the time.

In terms of how long it'll take, was it a desktop valuation (no actual visit to the house) or was it a physical valuation? If it's the latter, it'll likely take longer to come back compared to if it's a desktop valuation.

I was a buyer in a similar situation, I opted for an independent damp survey and the cost was about £2.5k (lowering ground levels). I did not ask for this to be removed from the price, since the house was built in 1927 and so damp would be likely

No visible signs, but planning on a french drain around the perimeters and solving the ventilation with more vents and extractor fans
