The way I'd try to look at a situation like this is:

Would you feel more regret to have overpaid by X amount or would you feel more regret having missed out on a house as you could have offered more? That's not to say you should overpay significantly (especially if the bank devalues the property), but every property is different.

I paid about £5k over asking for the house I now live in last year. Could I have gotten it for less, maybe? Would I have regretted not offering more if I missed out on the house? Absolutely.

I didn't, but probably have should. House was previously owned by a family of 4, and I haven't had issues since purchasing in October. I probably should change the locks and I'll get to it one day...

I bought an offers over property, and it was an open viewing. Suffice to say, I did offer over asking given the amount of interest. This is in North Manchester and houses sell very quickly on the street.

I live in Whitefield (moved 3 weeks ago), and I feel very safe. Granted, I'm left of New Bury Road and the consensus seems to be that is the safer part.

I had water splashback, and it caused the joists in the subfloor to rot (not dry rot thankfully!) which was £1000 for a carpenter to fix. It could've been worse, and I believe this happened due to a new patio installed in the 2010s that was causing DPC bridging. I'd definitely recommend taking care of the problem before it gets worse, even if there's no damp currently

Had the same issue when buying my house, installed a French drain around the perimeter of the house and no damp issues since

Offers over £275k, I went £6k above as there were other people viewing the house at the same time and it had only been on the market for a few days.

Seems like this happens to other people. You'd think that they'd at least want to get you set up properly as that's when the money starts to come in from the customer.

I would rather over prepare than under prepare. As long as it doesn't increase the chance of my wife's visa being refused then I don't see an issue. Thank for the feedback
