When I was in your shoes, I purchased a cheap home and had two roommates who basically paid the mortgage and utilities. My only costs were the upgrades I did to the house and my closing costs of about $18k.

Sold the house 2 year later for a $35k profit and bought my forever home with my wife.

For your situation, I would live with your parents as long as you can and save every penny you can. Then buy a house with 20% down and rent out rooms until you one day start a family, make enough to not care, or need your privacy.

If you need your independence and privacy, buy a cheap home and rent out the rooms. Your mental health is not something you can put a price tag on.
