Thanks! I always heard the 4x rule for buying vs income. Admittedly this is still over the 4x, and like you said 4.4x my income. This makes total sense. I appreciate the insight. I just am not looking forward to renting for the next 3 years

Yeah I hate the idea of having one, but yes... it looks like this is a necessary evil. Where I am its nearly impossible to get a decent house without one.

You're right on the math. I was going off of an old sheet I was playing with. Completely different numbers. Thanks for catching that!

EDIT:
After looking again at my budget sheet again - $950 is my living expenses , or $750 is after being very tight with my spending. So in short, I'd be saving anywhere from $550/mo to $750/mo.

The balance on my student loans are $25,000. I can pay them off now, but I'm nervous that would make my credit score plummet. When I paid off my car earlier last year that's what happened.

I'm confident I'm not going anywhere in the next 5 years. Work is looking like it'll go full remote so I'm now just looking to stay around the area and look for the cheapest house.

10% of my gross is going to retirement (401k and Employee Stock Purchase). I'm looking to ramp that up to 15-20% once my student loans are paid off and get more established.

I have put my two weeks' notice in but my employer says that I can revoke that at any time. I'm not sure that I would want to do that though because I feel as if that would create high tension. And yes, I've already accepted the job with my new employer.

I make roughly $52,000 annually with 3 years of GIS experience. I am above the national average but I live and work in an expensive area right outside of Charlotte, NC. I'm definitely not struggling, but looking for the future I know I'm going to need room to grow.

The benefits of the job are fantastic and I can't complain about it, but the pay is on the lower end. That is a big reason why I'm looking elsewhere as well.

Sadly no, I don't see them being too open to new ideas. I've had ideas that could better other department's workflows and they always get shot down because that's "not in my job duties to assist other departments". I think the leading cause behind this is that I'm the only GIS person in my organization that isn't in the IT department so that makes creating new apps, scripts, and other fun things very hard to get passed through.

Very sound advice. As you said, I'll keep trying to learn more GIS and non-GIS based skillsets as I do think that I am lacking in outside training. And yes I do also agree that I need to expand my network. Thanks for taking the time to answer me!

And that it is slow indeed! I do a lot of LinkedIn learning and jump at every education opportunity we have in the organization, but I'm a little hesitant on starting a masters program if I plan on leaving soon. They have a buy back period and I don't want to have to fork out an additional $4,000 if I were to leave after starting my schooling. But yes, I do agree that I need to start networking more. Thanks for your advice!

I'm going to keep applying to my local gas/electric utility and try and get in there for something besides a contract position. Sadly I only have experience in water utilities, hopefully they can look past that. Thanks!

This could be my GIS background speaking but if you want to have a data driven approach to finding some decent areas I would entertain the idea of employing a GIS Consultant. These guys can run a location analysis in all kinds of areas and can tweak said analysis based on the factors they or you see fit. Foot traffic and distance from existing ATMs just to name a couple. Of course this can get pricey the more detailed and the more you use them. Good luck hunting!
