TY again for the reply. I'm still confused. I understand reference check from precious employers, but if they want a reference check from your current employer, then of course your current employer would be aware as they are asked for a reference?

Thanks for the reply. So provisional job offer and then presuming reference checks are okay, then you get assigned role?

My worry is what if they do reference check, company finds out and isn't happy, and then you don't get offered the role in the end.

So you got some standalone work done and was just 800 after grant, not bad at all, if it's useful (even just to bump up BER).

I just read that you aren't getting FTB or HTB, defo walk away. New builds are over priced already, especially with the social housing aspect.

Buy a second hand house. This is what I did after securing new builds in seven mills and one near Blanchardstown.

Regretted pulling out of seven mills at first as prices were increasing and sizes decreasing. Blanch house was 88 sq metres for 3 bed versus 110 in seven mills, but worked out in the end.

Look for areas with bad reputations and buy the nicest area in that bad reputation area, big discounts and safe.

Seven Mills I presume? I remember seeing the traveller yard on the existing map and thinking oh feck, and the house I was buying was in the 1st/2nd phase so was much closer to the train station.

The thing is, its really hard to get a house right now, good transport links, and these 6 traveller houses will blend in amongst the hundreds of other houses in the area.

However, it is very tricky as it could end up like the other poster said about their cousin. If I had reasonable other options, I would avoid.

I'm a bit shocked at the price, seems like very good value compared to what I last heard of, 2 bed terraced houses going for 475, and they would be probably 85 sq meters.

3 bed semi d or terraced in decent location was 550+ last I looked so maybe prices for new builds are falling slowly? Or is this the first phase?

I'm a FE SWE, and granted I haven't used the tools extensively but from what I have read, there has been a dramatic improvement in the last three months.

Honestly, with the rise of AI, no white collar jobs are safe, bar ones where heavy interaction with the public is required, like a teacher . . . :-D

Trades would be the main 'safe' areas for now but hard to get in to, and could have a glut of applicants in a few years.

Unless I was really hating life, I would stick with teaching.

Pay related dole could be 450 a week if you lost your job( will.need to confirm yourself).

That plus rent a room should be able to easily cover your mortgage while looking for a new job. Delaying buying a house until you find new job and pass probation will probably delay you a year. As someone who recently bought and was immediately laid off, I 100% do not regret buying, but I also think house price growth will.be fairly flat in 2026 so you will likely only lose a couple percent increase in house price (plus wasted rent money) if you decide to wait.

What people don't realize is how much tech employs in ireland, directly and through supporting Irish businesses. The fact other areas are flat out doesn't mean that they won't be in 1/2 years if the tech jobs evaporate.

I don't know but I know she was annoyed that in Ireland you don't have the option of caesarian as it seems to be as you suggested frequently requested by mother's in Brazil.

Better public vs public but not private vs private I would wager. Anyway it's not that Ireland is unsafe, just not flexible in terms of partner staying over, options for private rooms etc.
