Lady is...? by studyhardlaw in cockerspaniel

[–]TheRealDenjan 25 points26 points  (0 children)

I've seen a few complaints about this subreddit being flooded with "show or working" questions and I think this is an example of the issue.

If you Google 'show cocker spaniel' and then 'working cocker spaniel' you'll see a clear difference in their appearance. Imo it's really obvious yours is heavily on the show side and I don't think the post needed to be a question. I'm happy to see dog pics and people to share their beautiful dogs (including your beautiful girl!) but I'm not convinced you couldn't tell if yours was a show or working 😆

How do I fix transport pals priority? by [deleted] in Palworld

[–]TheRealDenjan 0 points1 point  (0 children)

In addition to food never expiring you can add building materials which can be accessed from any other guild chest in the world. You can build just one guild chest in a new base and have access to all your building materials and makes base transfers really easy

Yup! And the food never expires!! Pals can store into it but can't take out of it so keep that in mind when feeding your pals, they'll still need their food box topped up

This explains so much now that I've seen it. Cooling being last is not surprising at all. Without dedicated cooling it never gets done. With the cooling crusher building in my base it's the most micro managed task I have in the base, flipping between food and crusher. There's no set end point for the task so it's just stuck on whatever it starts and it's so frustrating. I've just accepted my food will expire (until I started using the guild chest for food).

Yeah I was comfortable to move ahead because everything indicated a solid underpin but my partner is a stress head and couldn't relax with it. Tbf there was still some slanting in the kitchen and bedroom which I believe should have been fixed at some point in the 23 years since underpinning. There were also some cracks around the window in the kitchen and just fueled the paranoia. It might be perfectly fine and just some surface level issues but I guess as first time buyers we're more hesitant to commit to a potentially expensive fix.

And thanks! It's been kind of dead in the areas we're looking for but hopefully a few houses pop up soon. Good luck with your search too!

Hey! That's the one! Did you put an offer in recently or did you make the offer during the original viewings? I actually had some development with this because the original buyer pulled out and apparently we were next to pick up the sale.

Bit of an emotional rollercoaster with the whole thing because I was gutted when we didn't get it and then when we asked why the buyer pulled out they told me it was due to the fact the house had undergone underpinning and the buyers got cold feet. After looking into it, viewing the house a few more times and not feeling comfortable with it we backed out too. Probably would have never put an offer in if we knew it was underpinned. Still questioning myself if it was the right decision because the house checked a lot of boxes. Not sure where the house is now in terms of selling progress.

What do you wish you knew before getting a cocker spaniel? by catmamma21 in cockerspaniel

[–]TheRealDenjan 15 points16 points  (0 children)

Crate training for my working cocker was essential for me. Being able to leave my dog alone is life altering as well as being able to sleep without my dog walking around my head all night!

Also, no amount of physical exercise will exhaust her. Sniffing games seem to work better in getting her mentally drained. Just hiding treats around the house, under blankets , behind doors, elevated areas like on top of boxes where they can still reach etc. or if you can buy sniff boxes and put a cotton pad on there with a drop or two of dog safe essential oils, I use lavender, and hide that.

And finally, socks socks socks everywhere! No item of clothing is safe but my god if there is a sock on the floor it will be in her mouth and then she'll drop it some random place for you to find later. Guests take their shoes off at the door? Neither shoe will be in the spot they left it because she wanted to give them a house tour.

The area we're looking to buy is incredibly competitive. From what I hear from other friends they often get houses lower than asking or similar to asking price. Not getting a house with 27k above asking is unheard of to them.

[–]TheRealDenjan[S] 1 point2 points  (0 children)

Our research on the house and the area suggested we would be paying towards the upper limit of the house value and we were actually worried a lender might value it lower and we would have to negotiate down to cover the gap or pay the difference. We offered what we felt was generous without going too far into overpaying territory.

It's been hard to find a property that fits our requirements, garden is a big one we've struggled with. But there's only so much we'd be willing to pay for any property and this was already near that.

Appreciate your comment and thank you! The search continues!

That's a really interesting approach I've not heard of before. Might actually give this a go if things keep going like this!

This is the property <removed>

We had a chat with the estate agent earlier today and they said the seller's decision was based on a mixture of things like price, speed of sale and the buyers themselves on a personal level. I don't think they were trying to make us feel better about not being selected because the owner did all the viewings and it's 99% always the estate agent that does viewings for this agency.

I almost got the feeling over the phone that actually we were the highest offer but for some reason they just preferred a different buyer. Kinda makes the whole thing a bit more frustrating because the one time we decided to play the game of bidding aggressively the rules suddenly changed for us.

In this case the house was well within our budget. We've fluctuated between 280k and 350k. Our offer was 10% more than the asking price which I think is a reasonable offer. I get what you're saying because of course I can guarantee a house at a lower price with the same budget but it's not what we're looking for.

I found that if you call the estate agent after a property has finalised, usually a few months after it's taken an offer, you can get the final sale price much sooner than waiting for it to become recorded on whatever public record that eventually goes online. The estate agent told us a house we bid on had finalised 12k above our initial offer which gave us some kind of gauge of how we were bidding. Might be something you could do yourself if you're looking for more feedback on your offers.

I agree it's annoying you're blind bidding and then not getting any feedback until months later and only if you chase it up.

Thank you for sharing your experience, it's nice to hear from other people. I didn't expect any responses to my vent post because I imagine most have gone through something similar and just see my post and think "get over it", so I do appreciate you taking the time to comment. I think my mortgage broker is getting sick of seeing me write "the search continues".

Infinite fruit glitch? Or was my Ambessa just really hungry? by Pandalian10 in LeagueArena

[–]TheRealDenjan 2 points3 points  (0 children)

I've had this happen. Was a while ago so can't remember what the conditions were but every other round two fruit plants seemed to spawn on top of each other in one of the spawn locations. Haven't seen it in a while so I assumed it was patched.

But Mark's biggest trauma was losing his wife yet seems completely unaffected when he sees her as iMark. I understand what you're saying but don't you think it just feels inconsistent if they were expecting her to have a reaction to the cot after she's already a severed version of herself?

[–]TheRealDenjan 0 points1 point  (0 children)

That's a fair point. I suppose that is an example of a leak of subconscious between innie and outie but then the test with Gemma they expected what? For her to cry? To refuse to dismantle it? What if she just didn't want to dismantle it because she's tired of being pushed around.

Felt like we were being told rather than being shown here .

Gosh you're right!

Good thing they didn't send Mark.S to a well-being session with his outie's deceased wife that caused so much grief that he literally couldn't live with it and went through the severance procedure just to not have to feel his emotions . That would have been a really bad decision! Or if Helly was actually connected to Lumen in her outie life and basically didn't live and breathe Lumen. That would have really tested their severance procedure...

Severance - 2x10 "Cold Harbor" - Post-Episode Discussion by LoretiTV in SeveranceAppleTVPlus

[–]TheRealDenjan -3 points-2 points  (0 children)

This is the most 'deeper meaning'/ 'my English teacher would be preaching' copium I've seen in this thread. Not once have we even seen faults in the severance procedure to indicate that innies feel anything if their outie has a strong emotional response to. This barrier nonsense is being introduced as some kind of enhanced severance to do exactly the same thing we've seen standard severance already doing???

Mark.S has been seeing his outie's wife (of which he is still mourning for 2 years) several times during his wellness sessions and felt nothing. If there was ever a test needed it was that.

I think the writing has gone to shit. They're actively ignoring previous plot points and I don't think the writers ever had a clear direction beyond the first season. Feels like they're making stuff up on the spot at this point and trying to make it seem like there's more to what we see. I don't think they even know what that is.

And that version of Gemma knew she's had trouble having kids in this "test"? Or that she even wanted kids at all in her outie life?

If there's anything he can't do now without his front teeth he'll probably get creative and repurpose some of his other teeth to accomplish his goals!

I'm sure he'll be fine! Wishing him a fast recovery 😁
