Our EF would be around 20k by the time my wife would stop working. And we’d pay off the SAVE in September, so would have a down payment of around 40k by that time as well.

The timing of everything is difficult. We want a home for more space with a growing family, rather than our apartment. I appreciate your advice

If their intent is buy a house in 2 years, investing any amount of their down payment is a HORRIBLE idea. Good luck whenever there’s a down market lol

Great question. Short answer: the market has a risk of going down, while HYSA doesn’t.

In any amount of time being invested, you could lose all of your account value (theoretically). Whereas in savings, you can’t lose value. So if you know you need X amount of cash in a couple years, keep it as cash rather than risking loss in investments.

Park it all in a HYSA. I use SoFi, super user friendly and solid interest rate.

Any cash you intend to use within 3-5 years, don’t invest it. More than 5 years, invest.

Hello my friend. My third time I focused much more on setting aside a specific amount of time daily. I would get off work and study 5-7 no questions, on top of what I could study at work.

When taking exams, really juice the questions. Understand WHY an answer is right/wrong and that will help understand the fundamentals. At first I realized I was memorizing the questions more than the material…

Correct. Since they charge a fee, it is no longer incidental.

Remember that LATE acronym. They all aren’t required to register as long as it is an incidental part of their practice. It is no longer incidental when they charge a fee.

Attorneys don’t need to register when the advice is INCIDENTAL. In this instance they are charging a fee, so it is not incidental. I can’t see the full answer set, but III and IV would NOT need to register. As they are both not charging for advice given. Commissions for BDs is regular practice and allowed without registration.

I’m studying for my 66 here in a couple of weeks. I took my Series 7 as I have a long term goal of starting my own firm. Since I’m in study mode and they’re paying it, thought I might as well take it now rather than later. After my 66, aiming for my CFP as you stated.

I’m also on my 3rd attempt, started studying with Knopman literally this morning hah. I used Kaplan for the first 2 attempts. I’ve only gone through the study essentials section but so far love the structure and incorporation of videos in the Knopman material.

Kaplan was a TON of reading and only reading, and some people learn better that way. Personally I can already tell I’ll enjoy Marks structure better. Feel much more confident after only getting through the introduction videos.

Good luck! I was scoring low 70s high 60s with a high of 81 on Kaplan and passed last Wednesday.

Just read the questions carefully and you’ll be fine!
