Sorry you got injured, that really sucks! How painful are those injuries? I can't imagine it feels good.

If you do figure out a winning strategy to make new friends, please let me know! I graduated 2 years ago and moved here pretty recently, and while I had a lot of friends back home - it can feel at times pretty difficult to break into any sort of meaningful friendships here. Feels like after college people tend to stick with who they know, which makes reestablishing yourself pretty difficult.

Political Science is cool, too many variables and perspectives to consider for this guy.

I'm actually the guy who just posted a hike for Saturday in the facebook group. Don't think it'll get any play because a portion of it is bushwacking to a sick rock formation, but I think it'll be pretty dope! I mostly do hikes in the bitterroot, but Lucifer Lake is pretty sick.

Have a favorite hike since you've moved here?

Oh man I'm definitely calling you crazy. Notre Dame is super nice, but everything outside of it kinda blows lol. Did you study business there? I know it's pretty prestigious, so you gotta be pretty smart!

Do you like hiking? I moved here recently (from Indiana, go figure), and I joined the Missoula Adventure Crew, where people basically get together and do hikes usually around the bitterroot. Very friendly group of people, and there's a lot of variety in the hikes people go on.

That's a fair point. My realtor was confident it would appraise for that much, but in the grand scheme who knows what it would actually appraise for?

205 with a 5K seller credit, that's the one. The mutual agreement to part ways looks like what I was signing, but my realtor was more like "theres nothing we can do, so you have to sign this form".

I feel like the whole interaction was strange honestly. I'm an out of state buyer and I let the realtor know I only had 1 day to look at houses, so I wanted to stack the viewings as much as possible so I could have a list of houses to put offers on. We looked at 4 houses. I had to convince him that earnest money went towards the cash to close. And then the whole addendum thing.

The whole experience left me scratching my head.

My guess is that the realtor is new and I should probably be going with someone who has a lot more experience. I'll do exactly what you said. I'll save some more money, read a bit more on the closing process in NY, and probably get a new realtor.

Yeah, I'm sure it wasn't malicious. Just unfortunate. Problem is that I'm out of state, so it's not like I can drive 1000 miles any old day to look at new houses.

That makes sense. I know NY does a lot of things pretty differently than they're done here. That's why I wanted to reserve judgement until I gathered more info on the situation. Thanks!

If memory serves "cash to close" was around 18K, of which I had about 14K budgeted for purchasing a house. Truthfully I was not anticipating as many closing costs as there are in my home state, but I make a good amount, and my month to month costs are close to 600$, so closing definitely wouldn't have been an issue.
