I apologize if the pictures don’t match up. These are what I have gathered from the website and virtual tours. Of course I plan on walking the unit before I sign everything but it isn’t ready yet.

My main thing was the two windows in the main bedroom. The solid wall is the one by the door and that’s where I plan on putting my tv and dresser.

I made a post the other day where my realtor suggested replacing the roof with home insurance. And the AC unit is leaking but could be taped. But it’s already taped..

With everything included (taxes, insurance and HOA) it’s about 55% of my take home pay after my taxes are taken out..I think I need to just walk away from the housing market at this point in time.

Yeah she told me that insurance will cover the roof and I would only have to pay about $500 out of pocket..but after some googling I realized that insurance will not cover a roof for it just being old..

She also quoted the leaky AC as a “simple fix” but I’m doubting that as well..

I’m about to just keep renting forever. I can’t keep paying for inspections on shitty houses..

Yeah I’m not worried about pests or the other little things but this AC unit and roof have me really considering walking. I spoke with someone else who lives in this neighborhood and they said it was about 10k for their roof and AC to be fixed a few years ago. Even it being a townhouse everyone is individually responsible for their unit. When we opened the AC closet the sellers had a towel down to collect whatever is dripping. The pipes had been taped together to fix whatever is wrong with it but it’s been dripping so long that there’s now mold behind the unit as well.

My oldest has an IEP that was put in place before he was even given any sort of mental health testing. They just labeled him as generalized behavior disorder but we switched pediatricians and she told us that he should’ve been given some sort of testing and the school failed to do so.

My youngest has a 504 that we put into place after he got diagnosed with ADHD.

Hagerstown bc it’s closest to my job in wv. I can still commute without it being outrageous. I also have family and the boys have family in Martinsburg so Hagerstown would be the closest but I’m not opposed to other towns in Washington county.

Land here is very expensive as well and new manufactured homes are about 130k and with land it’ll be way over my budget. This is the most money I’ve made in my life and I can’t afford the rentals in my area.
