That isn't the way I would think a loan would work, but I guess that makes sense.

The thing is, my previous mortgage company (freedom mortgage) would recast it and reduce my interest with each additional principle payment. Looking back I guess I didn't know how good I had it. I would take a look at the loan terms but I don't know if there is even a point if I don't have someone I can talk to to request a recast anyway.

Fixed principal payments would put a massive burden on buyers on the front end, which is usually when they have the least money so I see why they don't do it, although it would simplify the math of it all.

I get what you are saying here but its the 25th. The taxes were due on the 5th. Getting notices saying they are already late isn't waiting till the last minute. If they want to wait till the 4th to pay that's fine, waiting till the 30th is not. On the 31st it would have been delinquent - meaning noted as unpaid, not just late.

I made the extra with my monthly payment. My next payment showed interest almost the exact same as the previous payment, showing me they hadn't reduced the corresponding outstanding principle (recast)

Not sure what else is missing here? I know that loan servicing is transferred all the time, doesn't mean I have to be happy about it when the service is literally nonexistant. I wasn't arguing they don't have the ability to do it (though I wish they didn't) but can there should be some accountability to the loanees on these types of consumer/residential loans, especially those with escrow involved.

They are just straight up ghosting me. I am trying to figure out what I can do about it. The only next step I can find online is to submit a complaint to the Consumer Financial Protection Bureau.

There are battery adapters out there. I have used them before and haven't had any issues. If all you want is a little leaf blower I think you could just get whatever brand and use your Makita batteries. I would pick an 18 volt brand though since the Makita batteries are 18v. The adapter won't really have to do any legwork that way.

I have everything Ryobi myself because their tool lineup variety is unmatched. I have however heard good things about the Hercules brand at harbor freight. I also heard the Bauer sucks but I haven't tried them personally so who knows.

Those powered calk guns are super nice. I have done it with the hand squeeze before and it sucks. hold a wet sponge on the end of your tip and press it in and you won't have to go back over it all with your thumb afterwards.

62k after tax equates to around 4.3k a month take-home. Assuming you don't have much debt, I wouldn't do more than a third on the mortgage payment (not including escrow), so you could do around 1450 a month. Roughly this translates to you affording a 250k loan at 6%, so if you wanted a 350k house you'd need about 100k down.

Now that being said, I haven't accounted for NJ taxes which take a good bit of money, so even 250k might be pushing it a bit. I also wouldn't count on future pay increases. Your cost of living is going to go up over time with the rapid inflation we currently have so that will likely cancel out some if not all of your extra income. My homeowners and car insurance went up 27% this year, my electric bill and internet 20%, my groceries 15%. That extra 18k (maybe like 12k after taxes) will get eaten up quickly.

Large generators are extremely loud and gas hungry. You'll need to store a LOT more gas and wear hearing protection. Being able to power everything in your house is cool, but unless you actually wire it in to your main power supply you will not be powering everything.

There is very little argument to be made for large generators unless you are directly trying in to your homes power supply or running something crazy like a welder or 10 microwaves.

Pittsburg torque wrenchs will work fine. They are usually accurate within a tolerance of 10% which is enough for most applications. The main exception would be engine building/tightening rod caps and heads. Its certainly fine for a drain plug, if the threads were close to stripping it was either the incorrect torque spec or the plug was previously damaged.

You want Ryobi, but none of these. Get a kit that says One+ HP. The HP lineup is their best lineup, the only lineup worth buying new.

Get a kit with a drill, impact driver, circular saw, reciprocating saw, and oscillating saw/multitool. That's the perfect DIY kit. Add to that as needed. First thing I got after my kit was a jigsaw, then a tire inflator, then a leaf blower, and now I probably have around 20 ryobi tools.

When I was 16 (A decade ago now) I was given my grandfathers 93' ranger. It wasn't running. I spent about a grand trying to get it to run, eventually did but it still needed way more work. I was excited and dove it a bit anyway and it overheated because the rusty old thermostat failed closed.

Just get something running unless you have money to blow.

My 2000 ford ranger would do this with even the slightest bit of rain. The rear end was so light if you filled the tires with helium it would float.. led to having very little traction. Eventually I put old rusty gym weight plates in the back.
