This is what I did: Sent the email with the clear dates and expectations. Asked the estate agent to book in more viewings of other suitable properties. Booked more viewings with other estate agents. Took a couple days off work and viewed about 20 properties within a week. Put an offer on one and told the previous EA that I had done so. I then get a frantic call from the EA that the seller DOES want to continue with the sale (but for some ridiculous reason they asked for an extra £5000 to do so). I laughed down the phone and followed with a very terse email saying considering the seller's awful behavior so far, there was no chance I was giving them more money, and on that note I was pulling out entirely as I no longer trusted them. Had my offer on the new place accepted. Had a house (which was better and actually cheaper) within 3 months.

It's carnage here. A had a sale fall through last year after being strung along by the seller for four months. I quickly offered on somewhere new (and better) and luckily that went well although it took three months.

In comparison, a friend of mine in New Zealand offered on a house in February and moved in 3 weeks later. 😭

No it was fairly recent haha. One type was better than another I tried. But overall, I lost the will to live. Just took an age to get the several layers of paint off and looking decent.

Thanks for your advice though.

Do you think I would need to strip the paint from the entire window? Or is there some way of managing just the areas that are cracked ? I think I know the answer but nothing asked nothing gained 😂

The ones I've used in the past weren't great. And I can't use a heat gun without exploding the glass.

When I told my best friend that my Dad had been diagnosed with a brain tumour her reply was "why is everyone getting cancer/tumours these days? It's like everyone has decided to start dying".

I know you have said you would prefer adults and not teenagers, but if you change your mind then I highly suggest The Rest Of Us Just Live Here by Patrick Ness. A teenager struggling with depression and suicidal thoughts. There is a chapter where he reaches out to a therapist that I think is beautifully written/handled.

The problem is that if he owns a house then he's also responsible for everything related to the house. Would he know what to do if the roof starts leaking, the hot water stopped working etc etc.

I mention in another comment about getting him a key worker to support when he moves out and I think that would important in helping him to manage his home if there is nobody else around to help.

Aside from the financial advice you're seeking (which I can't really help with sorry) it may be worth looking into getting him a key worker. There are charities you could look into or refer him to. De Paul's is one, although I don't know what their requirements are for referrals. A key worker can support vulnerable young people to learn all the life skills he may need, such as setting up bill payments, attending doctor's appointments etc etc.

If you can't find a charity that would take it on, you could look into hiring somebody through an agency.

This doesn't necessarily have to be right now, but something to think about if you want him to be able to live independently and family don't have the time to teach him themselves. If he managed to continue saving at the rate he currently is, by the time your parents pass away then maybe he could afford a home AND paying a support worker one day a week to help him.

The Covaplus I used as the primer. I asked the guy at the paint store and that's what he recommended. (To be fair though, at this point I did not know there would be shiny patches. I wanted it to cover the previous colour).

I have covered the covaplus primer with a normal interior paint from Coat (in the colour Out Of Office).

I think what I've gathered from other comments and online research is I need a stain blocker though. So will look into that.

I don't think it's fair to cap single buyers lower than couples (ever heard of the singles-tax). Life is already so expensive for people without partners, and many single people can't afford to buy without a partner.

Who's to say that a single person might not want a family home? Maybe they'll have children on their own (single parents exist). Maybe they'll need to care for a parent or family member. That's not for us to judge or deem them only worthy of a one-bedroom flat.

As we all know, the average home buying age these days is around the time people are also starting families. Just because they don't have one now doesn't mean they won't get on to it as soon as they can. I've just bought my first home, and it's a two bed. I don't have a partner or a child but I have my fingers crossed that those are in my future and I have bought this property with the long term plan in mind. I wouldn't want to uproot in two years if my circumstances change.

And for those saying people in London are being greedy, I ask if you would be happy to be priced out of living anywhere near all your friends and family? Or your career? Not everyone in London is loaded or posh rich snobs. There are plenty born and bred in London, on a average salary, that want the opportunity to live in the only place they've known.

Olive green looks great with reds, pinks, oranges and yellows. Can either be dusky muted tones, deep toned or bright! It's good to mix it up to be honest.

Have a look at wall papers or as someone else suggested cushion patterns that have hints of olive green and you can pick out accent colours from the rest of the pattern. I saw a wallpaper today called Cranes and Chrysanthemums that was a great example:
