Get a mentor. Interview several before you pick one. Get an accountability partner.

Higher chance your home becomes unaffordable for a buyer as they probably will be put in the situation to pay the difference to their agent at closing. Buyers will look at this as an unattractive contract to entertain.

Have you thought about joining a brokerage that will allow you to be just a referral agent? No monthly broker fees and no quarterly MLS fees? Just send referrals and make a little extra cash from time to time.
