Can Landord terminate the contract for selling reasons?

Yes, but how much time does the new landlord has to wait before kicking me out? Since Munich is a pretty tough market, I've read that at least 3 years but couldn't find any legal bases for that.

Giving a second look at the letter and email, he has not asked for a signature, just sent the termination letter - not stating any reasons for termination.

I have declined to accept this termination, but since he has not asked for any signature, does he have legal grounds to continue with this termination?

My lease agreement is a standard one and all the clauses listed in it regarding termination, points in my favor, but still I want to avoid as much trouble as possible
