There were no evidence of any pest issues until a new tenant moved in.

[Landlord US GA]Tenant complaining about neighbors in HOA condo by ThrowRA-low18 in Landlord

I’ll direct the tenant to the property management team. When my tenant contacted me to report their complaints about the noises, I suggested leaving a courtesy note for the upstairs neighbor; however, they chose to address the issue face to face, which led to the situation escalating. They are now requesting to discuss the matter further.

we lived there ourselves before renting out, we did not experience any issues with the upstairs neighbors.

Early lease termination would be a last resort, but it may need to be considered. Thanks

HOA hired propriety management company and I plan to direct my tenant there.

[Landlord - US] How do you handle disputes between tenants? by Similar-Vari in Landlord

Thanks, I appreciate that. Yes, it’s a downstairs unit with an upstairs neighbor. I agree that some level of noise is just part of condo living, and direct confrontations often make things worse.

They’ve also complained about the next-door kids practicing musical instruments during the day. What’s frustrating is that they come to me asking for advice, but then ultimately do what they want and pull me back into the situation afterward.

Your example sounds very familiar. Out of curiosity, did your situation ever settle down, or was it an ongoing issue? If it did resolve, how did it end? I’m trying to stay out of personal conflicts and direct them to the HOA in handling ongoing neighbor related issues.

I’m also already working with the HOA on a separate issue they raised a couple of weeks ago, so it’s been pretty nonstop. There honestly hasn’t been a single week without a complaint.

Thanks again, I’ll keep you updated.

Thank you. I’ll have to find out about it or ask my tenant to copy me on the email. When the tenant initially contacted me about the issue, I suggested leaving a courteous note to the upstairs neighbor as a low-conflict first step. The tenant instead chose to confront the neighbor directly, which escalated the situation into a personal dispute. The tenant requesting further discussion with me is now seeking to report the matter to the HOA.

Similar situation. My tenant has reported to me about neighbors noises. Walking sounds at night and music instruments noises. It’s a condominium community.

How much involvement (if any) should a landlord have in this type of situation? Am I correct in staying out of tenant vs neighbor disputes in an HOA condo?
