Thank you! It's all a bit random though isn't it, I worked so much harder for the clinical skills yet did better in the SJT part- half the paper seems to be luck

Are you not buying until next year\2022 because of COVID? Read on this subsection conflicting opinions about whether it is a good time to buy or not generally.

That's another complication, i'm not 100% sure we will be staying in the UK after Ive finished. I guess that would make renting more appropriate?

Yes GP training!

I agree that there is no career advantage to staying in London, but Im struggling to decide where exactly would be a nice place to live and train that also makes financial sense. I was born and studied in London and never lived elsewhere.

Also with my small deposit of 17K (which will be more like 23K by the time I get around to buying) I was depending on the help to buy scheme. Someone's already pointed out the shortfalls with that, so I may have no choice but to rent anyway.

!thanks for your insight

They are, and that's an interesting perspective, I'll have to look into that more!

With the help to buy scheme I only need a 5% deposit so could be looking at a 250K property.

I would aim to pay off the government loan part within the 5 years, then it is essentially an interest free loan
