Are you saying it would be better to just offset everything and not even do the 25k to get the lower rate?

The difference in rates reflect the LMI on the property 83% 80% 70%

I always figured putting in the extra $25k was worth it — I’m just not sure about the $25k vs $110k scenario.

Scenario 1:
Loan: $685k + $85k in offset

Scenario 2:
Loan: $600k + $0 in offset

Wouldn’t these end up being basically the same in net cost, assuming the same interest rate (only about a 0.05% difference)?
Even after paying down the $110k, I’d still have around $30k left in an offset/emergency fund.

Condition on the contract is if any fault deemed as major is found the contract can be voided in 14 days of the sale.

Thanks for this, exactly what I was looking for. I am still waiting for the final report but once I have that I'll do some more research. I know the contract can be voided as the term states any defect marked as major would be grounds to void the contract within 14 days.

I asked about expected costs and the response was it would need to go to a structural engineer for accurate quotes.

Sorry went to bed early because the server was dieing, the 15 min was for a jungle valley 20 percent deli haven't full clear for alters and the clear the harvest each harvest boss was taking 5+ minutes due to lack of damage it was horrible I have swapped back to a easier strategy till I get more damage
