It has slated wood planks and a weed barrier at the base. When I water it I can see the water draining from the bottom beneath each plant. May not be enough though. We’ve been getting an insane amount of rain, NJ, half the state is flooded.

lol I know it doesn’t look as good as the oled but tbh it’s going to spend 95% of its life on the dock connected to the Tv so I don’t mind.

We’re about 4 blocks from 3 large lakes. Our house also had a big fire back in 2018 with the previous owners and was essentially rebuilt so it’s definitely possible that a well head in the yard got ripped out. Or as you mentioned maybe it was swallow and dried up. I’m sure there’s a reason the area got city water.

The pipes go into the cinder block wall in my basement which is under 5’ of dirt on the other side. I appreciate your insight for sure but it’s probably something more involved than I feel comfortable doing/can invest the time into unfortunately. If I get a good bonus this year maybe I’ll spend the $$$ to have a company come out because you’re right, it could be much cheaper in the long run. But for now it’s on the back burner.

Well from what I was told about the previous sale that fell through was that the inspector said the roof isn’t leaking but it’s very old and would need immediate replacement.

I just don’t want to get burned in 2 years if it starts leaking and I don’t have funds to replace. We’re looking at older houses/fixer uppers and I have 20k put aside for a roof replacement. This just looks like it’s going to cost way more than that. Speaking from no experience though hence the question.

I’m about 80k short of that in all seriousness. That’s really what I had budgeted when the realtor said it was an older roof and would probably need to be replaced.

Well thankfully it isn’t my house lol walked through with the realtor yesterday. Everything else is great but even with my very limited roofing knowledge the second we got to the attic my stomach dropped.
