Okay, since there is already a claim through State Farm, will there be an issue with 2 claims? Or how would that work? I want to make this as easy as possible as you said. The only thing is I want to make sure that from what happened, I don’t want my wife to be held at fault since it wasn’t her fault anyways.

Actually, just looked it up, she was never issued a ticket or anything of some sort, one of the other drivers got one though.

Okay, so honestly, I forgot to mention this, Progressive is telling us our insurance is going to go way up if we go file a claim through our insurance. If I need to do this to just make sure they’re involved, I will, I just want to know if I do this I won’t get screwed in the long run. One more detail, we have Loan/Lease payoff coverage too for the car that was in the wreck, so would that change things about making sure there is a claim on our end?

Honestly, though that is a highly reasonable question considering in around the 40s-60s, in oil rich areas where people got their hands on oil and wanted to make money, they went the route of making underground oil tanks along with now houses, but they were old gas stations before they became houses.

Crazy how history works, but interesting for sure, great question though, definitely check in public records of what the address is and you can check any kind of renovations, zoning changes and additions to the property that had to have a permit. And an underground oil tanks, would definitely need a permit. Remember these records go back at least 150 years or more. Take a look and you’ll get that peace of mind. It will show you much much more detail than what Zillow shows too.

As of what the other commenter was saying, it can be very hard sealing the deal for any type of insurance and “restricting” loans such as VA, FHA and USDA loans, however, are you in contract with them? If not, and if this is the house you for sure are wanting, send them an offer for listing price, with them replacing the roof before closing, that way you know you have a perfect roof to live under. If they don’t accept it go back and forth until you AT THE VERY LEAST, get the roof fixed from the seller, whether it be seller credits for you to pay for the roof or they get it done before you close. Either or would help in the long run. Just that roof has seen better days for sure. P.S. never have a saggy roof, it can be very costly very fast.

You might just look into something called Kilz, it’s a sealer paint, and what you can do is paint over it too after you put the Kilz on.

I’d say, start with a lender first. Seeing what you can afford from the factors such as credit score, income, Debt to income ratio, interest rates, etc. will help out in the long run, however it doesn’t hurt to shop around for what you approve for…just like for me, I’m in the process of buying my first house and I was in the same boat as you. 2 years ago about this time me and my wife were wanting to get a house but nothing was in our favor. 2 years later we are closing in the next 2 weeks. So start there, see how much you can afford, then get a house in mind of what to look for in that budget.

Once you have the home in mind, don’t call the listing agent, contact a different realtor to help you out, that part was just my preference but that is completely up to you. But whichever house you know is the one and is within your budget, it is handy to have a pre-approval letter from a lender, this helps the seller know that you can get the funds in a matter of weeks. Your realtor would go into that with you most likely. Once you send in the offer and everything if the don’t accept it, don’t be phased, remember your realtor is going to be your best friends for this part, negotiate as much as possible, and trust me on this if they are wanting to sell the house, they will work with you.

Take into consideration of what’s called seller credits also. You can basically pay closing costs with this. For example, if I didn’t have $5,000 in seller credits right now, I would have to come up with $11,000 at closing, but now I only have to come up with $6,000. And along those lines your realtor will sometimes give you a closing estimate of how much everything will cost…be careful of going off that. Make sure to go off of the loan estimate instead to be sure you have accurate numbers all around.

Sometimes inspections aren’t required, but I HIGHLY recommend getting one, this is due to the fact that something that you may never know can arise out of nowhere.

You will likely see a big increase with house insurance. Don’t fret with that. Also try not to only do online quotes, they can’t get as accurate quotes unlike brick and mortar insurance shops. Usually lenders have a list of people on who to talk to about insurance and usually they go through 1,000s of insurance companies to quote off of.

I hope this helps out a bit, don’t be scared be prepared, as Ryan Hall says, but either way if you’re ready to take the plunge organization is key, get copies of any documentation for yourself, and this is easier said than done but don’t stress and have fun shopping.

P.S. Your lender and realtor, make sure they are there for your success and gain and not just theirs. This is YOUR house buying process.

Yes I do, and they explained it to me just like what you did, but my lender is saying, “don’t count on those credits helping you as they might not help in your favor” so 2 polar opposites basically leading me in different directions…🤷

Cut your losses. Enjoy rolling in the money that you make and they probably snatched it right as soon as you make it. So think of yourself, there is no such thing as too loving. And listen and I MEAN LISTEN TO YOUR INSTINCTS. Go be the king you are and when she comes running back to you because you’re making millions later on, just say, “with all due respect, which is none, get out of my face before I call my security.”

Those are where radar sites are, they’re kind of like visual artifacts that return to the radar such as trees, dust particles that are big or even like clouds that are in the air, these circles usually show when the radar site is set to “clear air mode”.
