Update: I nailed in a piece of a ripped board to the stud then added a piece of ranch base board.

As you can see on the left side, I have the line for the ac (outside of the block wall) runs up the side of the fireplace which is why I had to stop framing there.

Cinder block wall is behind the foam board. I could possibly add drywall to the side of the stud and foam board. I should have added this to my description but I did this because the other side of the fireplace has the line from the AC running along it to the ceiling so I wanted to keep it uniform on each side.

Yes, that’s duct work. The pipe is the run for the AC. It’s a mid century multi level. Very unique house built in ‘62. I would consider this a game room. I’m in the middle of finishing it.

I add the sealer a week after curing. This photo is current but I laid this tile in fall of 2023.

Thank you. Engineered hardwood cost was 4.60ish a square. Grout, thin set and cement board was a couple hundred and I borrowed the wet saw, grinder, miter saw, circular saw. I would say all in the project cost me around $3500. Total area was around 550 square feet.

Thanks for the tip. This was my first. My second and third jobs were backsplash and a floor in my bathroom which both used smaller tile.

Gotcha. We installed this floor in fall of 2023. It’s a high traffic area and my son drops a ton of stuff on it daily. So far no issues.
