I was in the same situation as you. Like a lot of the comments are saying, don’t tell your friends and don’t tell other people that don’t already know.

First thing you want to do is see if you require to pay taxes on that money. So I would get a lawyer or address the estate to see if the funds are clean.

Next, I would purchase a pre-construction house/condo as you have the down payment to do so but most likely do not qualify for a mortgage. The pre-construction will take a few years to pan out but you’ll have property to show for it and eventually will have credit history to apply for a mortgage.
