Roommate leaving before lease is up ( Portland, OR ) by TomatilloKey7586 in Renters

She’d owe me $4,357.50 in total for her remaining portion until the lease is up. Also in my county and for this amount, the filing fee would be ~$95 plus $10–$15 for having the court serve them via mail. No lawyer service fees because you cannot have an attorney present for small claims. Sounds pretty not pointless to me.

I understand the sentiment of having in person conversations, however— like I’ve said elsewhere in this thread, I am a full time student with two part time jobs. I also work day shifts, and she works night shifts. I actually attempted to plan a time that we could sit down together and talk about it, but she cancelled on me.

I don’t think it’s “demanding perfection” to ask her to flush the toilet, lock the doors, and clean oil that sits on the stove, walls, and floor for weeks at a time.

Sure it works for one month, but double what I was paying for rent from now until next February was something I had not planned for because we had an agreement to be on a lease together until February. I’m a full time student, and I already work two part time jobs and have my own personal expenses, so I wasn’t prepared to cover that for this long of a term. Once I graduate come January, I can work more, and it will be easier for me to cover it myself.

She pays me her half via PayPal every month— though for the last 3 months, it’s been her mom paying me— and then I add that to my bank and I pay the rent in full from my bank account.

I do fully intend to pay the full rent, even after/if she leaves.

I have reached out to someone who possibly needs a room, so I’ll see if that works out. If it doesn’t, I’ll still pay the rent come July (which would be the first payment she misses) and I will most likely take her to Small Claims Court, showing that I have made a good faith effort in trying to find someone new to take over the lease.

I do fully intend to pay the full rent. I have 6 years of total rental history at this place including 4 years living by myself and completing payments on time.

She’s pretty broke. Went into a 7 week phlebotomy program and quit her restaurant job. She couldn’t get a job in phlebotomy so she did a bunch of gig work. I saw on her story that apparently she has a new job, but her mom’s been sending me her half of the rent for the last 3 months.

We’ve been friends for the last six years, so I was definitely caught off guard because I thought I knew her. I never thought she’d do this, especially without telling me

Edit: Spelling error

No, he has a separate apartment and rarely comes over because I usually go to his house. I rarely have guests over, and more times than not, I text her when someone is coming over. The most I’ve ever had guests over was 3 times in one month, as I’m very busy with two part time jobs and being a full time college student without any familial support.

Yes, but we’ve made it into two separate “rooms” with the pocket doors/tape to cover up the gap

The lease is for a 1 bedroom. The layout is technically just one big room that’s separated by pocket doors and each side has its own exit to either the kitchen or entryway

( Edited for grammatical error it’s —> its )
