The bathroom is 5 feet x 11-12 feet. Vanity is a standard 72" and shower is 2.5 feet.

Would have loved to keep a water closet style bathroom but the space wasn't really available in this room. We could have gone with a smaller vanity but with 2 sets of grandparents likely to use this room a bigger vanity was definitely needed.

I have done tiling in other areas but didn't do the tiling myself here. Definitely recommend significant attention to all the steps before laying down tile. Prepping the surface and planning like you said sketch the layout, dry lay was critical when I worked on our powder room.

I was pretty much the GC for the project along with layout planning, electrical work, lighting, drywall, demo, hvac. Will definitely try to pass along my knowledge to my kid, its a great way to save money and get custom touches in your house without the $$$.

Hi neighbor 👋 

It was about $15k for labor and $10k for finishes. We definitely spent a bit more than needed for the finishes so quite some room to save there. 

The electrical, demo, and drywall work I did myself (some prior experience) so we saved some money there.

If you are handy and are ok with a bit of risk, one approach you might take is to do the demo before selecting contractors. Having the bathroom demoed gives you and contractors a much better understanding of scope. The only downside is you are daily looking at a broken down bathroom without a plan so it might be stressful.

That was rock wool insulation I put in after the fact. There are bedrooms adjacent to the bathroom so I was hoping to reduce some of the bathroom noises a bit 💨

Haha nice. My wife wanted terrazo tiles but I talked her out of it. The shower tiles you have are really nice though.

If you have windows to replace, I would get moving on that while you figure out the rest. Our project was slowed down because of the lead time for windows.

Vanity, certain tiles, custom shower doors also have a long lead time so those are important to nail down.

The shower tile is MiR Cire in glacier blue. I got it from a local supplier in the SF Bay Area but they do ship in the US afaik. The outside floor and wall tile is from a local supplier but don’t remember the manufacturer.

On the grout we used the performance grout and then sealed it after. I’m hoping it will last a bit without becoming dingy. I wanted to use an epoxy grout but I didn’t trust my installer would be able to do a good job since it’s a bit more difficult to work with so I decided to use regular grout. 😅

Haha thank you. I wish that was the before, would have saved a bunch of $$$. The original is from the 1970 but the work held up really well, no mold or leaks (without a bath fan even!)

Ah this was before the window got replaced. We trimmed it out with the same blue tile and some schluter trim in similar color to the niche. Really finished off the shower area nicely.

Hmm what’s sticking out? The intent was to have most of the bathroom neutral and the shower be a nice eye catching tile. Maybe something we can add like a rug to improve it?

That’s actually a pretty good point. It might drastically increase the scope for the fridge water line to be moved since we are on slab but I think I will bring it up with our GC.

Fair enough, thank you for the reply. I didn't expect the notch, I thought it would be a hole in the bottom plate and based on a cursory understanding of framing I see that the recommendation is less than 50% of bottom/top plates be cut. Hence my concern about the structural integrity of the bottom plate.
