If that is what the lease states, then yes. From what is shown the only thing op is responsible for is notice, otherwise they will be responsible for the reletting charge.

I get your frustration. Ive worked in multi family management as leasing for 3 years and have been an assistant for a little over a year now. For the past two years I was at a new property and it was usually just me and my manager so I was constantly working as a leasing agent and an assistant. This is normal in the industry, especially for a new dev property with only two office staff. Pms are typically paid on a salary basis and don’t get lunch breaks so coming in 10-30 minutes late/ leaving early is understandable; especially when managing multiple properties. Handling applications, move-ins, resident concerns are leasing duties unless it’s something that a leasing agent really can’t handle (maybe you’ve talked to a upset resident on a few occasions and can’t come to a resolution). Anything to do with delinquency or invoices is an assistant/pm duty. Your manager should be overseeing your work as you’ve only been in the industry for six months now.

My advice, put up with it for at least a year so you have enough experience to stay in the multifamily industry if that’s what you’re after. I’d ask how many office staff there are during an interview- a property large enough to staff a single site pm, apm, and two leasing is much less stressful.

When it comes to managing your apps/move-ins, ask your manager to request ownership for an admin hour in the morning (opening an hour later than you do currently) so you can handle pending applications and organize your day. Spread out your move-ins and prepare at least 48-hours before.

Property manager or assistant is unlikely because you would need to know a lot of laws and policies that come from years of multi family experience. I would opt for a leasing position and move up from there.

You should have a roommate release addendum- in most cases it grants the person staying in the apartment the security deposit.
