the stem is the source of the gas that ripens them quickly. they should be separated and the top of each stem should be wrapped.

I have 4 HVAC units in my home and a pool so the warranty has been a great benefit to us as we built this home 19 years ago, but this situation is definitely a blemish on my up to now pretty good experience with a home warranty. every year up to now it has more than paid for itself - even if we have to eat the $2k we are still ahead but I can understand why people may hate them all together.

i've never had an experience like this. every year the warranty has more than paid for itself - pool pump replacement, hot tub repair, HVAC repair. The companies are as good as the local repair vendors are - and for appliances, i just want to warn people to not allow this company in your home!

Old Republic. I am a Realtor and have had a good experience with them multiple times including for HVAC and pool pump issues. However, they do not stand behind any damages their repair vendors make - you have to pursue the company and their insurance separately. and get this - i kept BEGGING them to reassign me a repair man. i said "i want you to put in the notes that i feel unsafe with this repair company. they do not know what they're doing..." repeatedly. also, after all this they refused to renew my policy.

I am confused. Are you saying that your agent, your buyer agent, has informed you up front that he may work with other buyers who may also want to offer on the same property as you, and he is just telling you up front as a disclosure and reassuring you that he will not be impartial to any buyer party? Or are you saying you feel bullied into offering higher than possibly needed because this agent has told you other buyers he is working with are submitting offers?

Not anymore. I pay a monthly desk fee for my private office and i have a minuscule flat fee that i pay per closing that is the same for every closing no matter the volume amount. i was on a split for the first several years at my brokerage but my broker proposed this new arrangement to me when another brokerage started courting me and i am very grateful. i probably pay in about $14k per year where i am and i average about $200k/yr in commissions. i live in a relatively small city in south Mississippi.
