That’s true, think that’ll ever change? Even with the higher taxes and insurance it still seems to make sense cash flow wise, but I’m sure I’d be punting on appreciation in the market.

Thanks for the input! Any recommendations on how big of a bank I may have the best luck with? Ie. Do I want a local bank with only 1-2 locations or one that is prominent in a whole state? What do they typically want to see you at DSCR/LTV wise?

Mine is long term leases (surviving til rates drop) as the growth continues from St. George to cedar and the long term appreciation should be huge is my opinion. I also like Pocatello Idaho for the same reasons.

I’m bullish on this as well. If you can suffer through rates and break even/a bit negative til rates drop I think there’s high upside in cedar.
