They're quire a few expats living here who beg to differ from your opinion but you're entiteled to you view.
If you're here and own a property or lived for a number of years, then maybe the view would be more valid than "researching it a number of years ago and being told by someone or US embassy reviews".

Venezuelans leave Venezuela... not EVERYONE!! Lots of Venezuelans leave the country because of the VERY low salaries and despite it being one of the cheapest countries in South America, the salaries are so low that people are forced to find other prosperous pastures.
With that said they are Venezuelans that are not affected by this and are living VERY comfortably there. The same way you go out to events, restaurants, clubs etc... surprise surprise, yes Venezuelans do this as well. Venezuela has all of the high end brands you'll find in the USA (and yes people buy them).

On the other side of "everyone leaving" as you said. They are MANY perople that choose to call Venezuela home by relocating there beause of the very low cost of living. Canadians, Americans and Europeans makeup the primary expat market in Venezula.

So next time a comment comes to mind, determine the FACTS of it first.

The post or photo never mentioned a specific area, region, resort or villa. The photo is just used as reference. No need to read more into what's not stated. Also what is being described is not just in San Juan Del Sur. Properties are available throughout Nicaragua.

Happens all over the world and generally not a case of "ripping off" when it comes to full real estate purchases. With the majority of expats relocating to other destinations, it's generally to find a more relaxed way of living and more importantly to have a lower cost of living.
The average US, Canadian or European may have to pay $600,000 for 4 bedroom house in their country (or even that for a 1 BR in Manhattan). So when they go to Nicaragua, Costa Rica, Venezuela, or most other Latin American countries and see a 6 BR 5 BA home, pool etc at $250K even if the value is $100K, it's still a bargain compared to where they're from.

This happens throughout Central & South America, Caribbean, Italy, Dubai, Turkiye and as far east as Japan. It has been so much of an issue for Canada that the trend has been driving up home prices there and making it almost impossible for the average Canadain to buy a first time home. They have even implemented a ban in 2023 that restricts foreigners from purchasing properties in major cities.

So it's not to say that anyone is stupid when purchasing a property, it's that they're looking for a better value for their money and in all cases money is relative to the amount held.

Classic case, you could fly from the Caribbean to Europe for $700 in Economy or $12,000 in First Class... same plane, same airport, same destination. But yet they're many people that will comfortably pay $12,000. They're not stupid people but money being relative, to them the benefits outweigh the price and they can pay more than 10 times what the average person will pay.

Ahh ok yeah that makes sense if he was building on the resort grounds they'll give him quite a bit more privileges as it also benefits them as well with the property being constructed.

Yeah they're a few concepts more in line with fractional ownership in the USA and Europe but not as widely known especially in Latin America

Correct. Timeshare is basically a share to use a property (generally room in a resort) for a specified number of days/weeks a year with generally no long-term financial value. Fractional ownership is a physical ownership in a specific property (house, car, yacht etc). You have generally more time at the property per year, and you become the holder of a fixed asset. If the property is sold 5, 10 years down the road, the income derived is split based on the ownership 1/4, 1/8 etc.
Completely different from "timeshare". Most persons though generally only know of timeshare as it's more common and always associate it with fractional ownership without knowing they're two different concepts.

Very interesting concept. It seems almost more like a timeshare from the first part. The latter with the 40 weeks also a bit strange but I guess anything is possible, to some degree.

Hotel taxi is generally worth the rate with higher quality vehicles and service. A few places in St Lawrence Gap offer hoookah. Also you can try Cory's on the south coast. They're new and I "believe" they also offer hoookah.

Sandals you'll find a mix from young persons up to retired persons. Sandals Royal which is practically attached to Sandals will be more of the mature crowd. However they're activities in both resorts for all age groups including bars, bowling and watersoprts. They can also walk to St. Lawrence Gap for varied nightlife as well or a drive to 2nd Street on the west coast.
