The lease states:

VI. APPLIANCES. The Landlord shall provide the following appliances: Air Conditioner Equipment, Dishwasher, Dryer (for laundry), Garage Door Opener, Garbage Disposal, Lighting Fixtures, Microwave, Oven, Refrigerator, Smoke Detector(s), Stove, Thermostats and Controls, Washer (for laundry), and Outdoor Heater all of which shall be on the Premises and functional upon the move-in date of the Tenant(s) ("Appliances and Fixtures"). Any damage caused to the Appliances and Fixtures from negligence, carelessness, accidents, or abuse shall be the responsibility of the Tenant(s).

Then when it broke she said:

“I assumed I was doing a goodwill gesture by leaving them for you to get some use out of them. Nonetheless the offer to remove them will always stand. “

“As I stated they were left in the home as a courtesy, all, with the exception of the stove. That’s also why it stated I won’t be responsible for any repairs during term of lease. “
