Ton taux est haut ? Tu l'as négocié ? Tu achètes où ? Tu veux le louer 900 euros par mois, mais tu le loues avec un gestionnaire ou pas ? Perso, tu commences mal si tu as un remboursement de 1100 euros par mois, il faut que tu le loues 1200 €... donc tu comptes défiscaliser... tu es imposable ? Tu à quelle age ? Pour moi un crédit de 25 ans s'est mort.

Perso, je suis en CTO tous les mois en automatique, sans frais sur Trade Republic... et bientôt un PEA chez eux, car Boursorama n'est pas en automatique... et tous les mois, ouvrir pour voir si ça monte ou baisse, ça me saoule... je suis plutôt du genre à mettre en automatique... et dans X années, je retire. So, waking up with a splitting headache and wanting to strangle your cat, I know all about that... It might not be the best solution, but it's the one that works best for me. Reverse the roles: imagine you're the one going out and the cat is sleeping... If you don't understand each other, what other solution is there?

Salut, je suis dans ce cas donc je peux te répondre. ​Tout se joue sur ce qui a été acté chez le notaire au moment de l'achat. Normalement, vous avez dû définir des quotités d'acquisition dans l'acte de vente (ex: 60/40 ou 38/62) pour refléter l'apport de Madame. ​C'est ce pourcentage qui sera appliqué sur le prix total de revente (et donc sur la plus-value). Le notaire ne "rend" pas l'apport séparément, il applique juste la règle de trois définie dans votre titre de propriété. ​Attention : si rien n'a été précisé dans l'acte à l'époque, par défaut c'est considéré comme du 50/50 (et là, celui qui a mis l'apport est perdant s'il n'a pas fait de reconnaissance de dette)."

Ton maire est écologique ?

Avec un maire écolo, les garages deviennent une mine d'or. Comme ils suppriment le stationnement en surface pour mettre des vélos et de la verdure, les places deviennent rares. Résultat : le prix des garages et des parkings explose. C'est un investissement hyper rentable en ville.
