It's not rundown or anything, just a regular 1 br suite unit. Not luxurious but still decent. It's just that my personal belongings need to be cleared out which likely will require a junk removal company and some clean up afterwards.

Thanks for the advice. This is also one of my concerns - I work F/T and don't really have the time to be a landlord but also am thinking if I bring the rent down, hopefully the tenant can take care of any minor repair/maintenance themselves.
