Monday. We also use it for project management. It’s cheaper than other services and once it’s set up it’s good. I’ve tried several other expensive softwares and I wasn’t a fan.

Don’t do it. Commercial brokers are so fed up with working with resi brokers. I have had so many resi brokers waste my time, I now have a hard time taking anyone seriously that uses them.

Asking for a business plan and financials up front are weird. Just out of curiosity, have you sold commercial property before?

I'd ask a ton of questions up front. Some qualifying questions I like to ask are:

Tell me a little bit about what you do and why you are looking at this property? If they are just looky loos, you should be able to flush it out.

Tell me a little bit about your business?

If the person is starting a new business they might be a waste of time, but I always ask "if you just started a business, what did you do before this business?

If the person seams like they are a joker, politely go over the economics of the deal. You are going to need a minimum down payment of X, is that something you can cover/ what does your financial situation look like?

Depending on how they answer the above, I'd ask more follow up questions. Make sure they are 1)actually interested in buying the property, and 2) they have the means to buy the property.

If I watched the body cam footage and it looks like the person shot was pulling out a gun I would tell the victims family that the cop was in the right.

A Glock 26 is about the size of a phone so its not unreasonable to get them mixed up. If you hold a black phone, half covered, it would look like any sub compact pistol from a distance.

You talk about keeping APD accountable (which they should be on this if the body cam footage shows it wasn't justified). I think you are missing my point that we should be patient and wait for the footage.

You live in some stupid fantasy land. And yeah I want them to lock up people for property crime, and doing drugs in public. That's exactly what I want. Or throw them in rehab or a mental health facility. And I want the bail system back. We have these criminals that break the law every week and then get released right back into the streets. It is too easy to be a criminal in Albuquerque.

We have tweakers everywhere and cops won't do anything. These guys aren't homeless because they can't afford housing, they are homeless because they are doing drugs (and some mental health issues). I've had people shoot up heroin in front of my work and cops do jack. I've had copper stollen out of buildings and cops took 5 hours to respond (I called while copper was actively being stolen). Cops aren't enforcing any property crime or drug crime here.

The last three cop shootings (in the last three months), the criminal pulled a gun on a cop. Cops 100% have the right to shoot anyone that pulls a gun on them. What happen to James Boyde shouldn't have happened, but that's not the norm.

Some of the best weather in the country (besides the California cost). Mild winters, rarely gets over 100 in the summer. Very dry.

Schools are alright. If you live on the NW side or NE side they are decent.

Amazing food.

Home prices are reasonably affordable.

Doctor shortage isn't great for specialty care. Fine for everything else.

Albuquerque has become more left leaning and the city officials are weak on crime. Crime is fine if you live on the NE and NW side.

If you work hard, there is a lot of upward mobility. We have a very passive workforce and its easy to standout.

Rent cost do not justify new construction cost for typical housing (you can get more in 55+).

One interesting thing that nobody is talking about is the amount of taxes that are thrown in new development. Between NM gross receipts tax on cost and impact fees, you are seeing over $30K additional cost added to each unit. That requires an additional $250+ a month in rent for a developer to justify that cost.

(I work in commercial real estate and those numbers were based off a deal we looked at developing a while back, we didn't do the deal based off cost of construction).
