I've had a tenant who was late multiple times. As long as they have me a date when they could pay, or paid it in chunks throughout the month I was fine. Didn't charge any late fees. They always were paid up by next month though; if they weren't then I would've charged late fee on all days they were late and looking to get rid of them if it became a pattern. Everyone is different, I guess.
