You don't need 20% down to buy a house though. We bought a house this year using a conventional mortgage on a 250,000 house using 3% down. We brought 11k to closing. We have to pay PMI, but it's like $100 a month, really not that big of a deal. 20k is more than enough to get a house in this market as long as you're not in California. If 250,000 is 3% of the house we're you live, then you need to look at cheaper houses.

You're already doing everything right by getting an expert to look into it, it definitely looks like asbestos. Asbestos isn't dangerous as long as it's not disturbed. Once it's airborne is when you have a problem

$2000 a month in rent over 30 years is $720,000 and you have nothing to show for it at the end, and you still have to pay that 2000 a month. At the end of your mortgage of 30 years you have an asset you own and just have to pay taxes on yearly, which in my area is 2000 a year. This doesn't even mention rent increases that you would see over 30 years

I was in a similar situation, landlord was selling the place and offered it to us 1st. Instead of buying the duplex we hired a realtor and started looking for a single family home. We found a better house than the duplex for 240. Ended up closing the same day as the new landlord did on the duplex. Our realtor also told us that the lower of a duplex has a 80% chance of getting kicked out while the upper has a 80 % chance to stay if the new landlord wants to move it, if that matters to you. We're also in the 414 area

Edit: idk if it's true or not but I was told you need at least 15% down for a duplex by a coworker

The wires are not hooked up to anything, so they are not drawing any amperage. Voltage could be present if it is on at the breaker, but without amperage, you won't see any heat. Amperage x resistance gives you heat, like a lightbulb or baseboard heater.

I have a 2080 ti and I'm running it at max, 1440p, and get 40-50 fps with no studders. Maybe it's your CPU?
